This was such a fun transaction to work on 😍
A couple of months ago I was talking with a friend and he excitedly broke the news that he and his wife are expecting twins this summer! They definitely needed more space, so we quickly started the search. They ended up picking a dreamy home in the sweetest gated community and it’s so clear they are going to make great friends there, it couldn’t be the more perfect fit! 💗🏡

As mortgage rates finally began to drop toward the end of 2024 and Spring has now arrived, the real estate market is becoming more competitive. In this market, prospective buyers should move quickly for their offer to be considered - and there are steps that can be taken ahead of time to increase chances of securing an accepted bid.
🏡 Get a fully underwritten pre-approval: When you decide to start looking to purchase a home, take the time to have your pre-approval fully underwritten. This is stronger than a basic pre-approval, it shows you’re fully vetted. It also speeds up the closing process, which of course can be a big plus to sellers.
🏡 Gather all documents needed: When going through the application for pre-approval, there are a lot of documents needed. Having them organized and ready beforehand will make it much easier. Items include: ID, proof of employment(W-2s and paystubs), bank statements, investment accounts, and if applicable, proof of additional income.
🏡 Prove ability to close fast: The fully underwritten pre-approval builds seller confidence in you. Also have the earnest money and down payment proof ready. As a Realtor, I always call the lender to see how fast they can work on their end to get us to close, this helps us write a competitive offer!
🏡 Minimize contingencies: I would not suggest a buyer waive home inspections or insurance contingencies. However, buyers may want to include a full or partial appraisal waiver or financing contingencies to help sweeten the deal.

Closing day can be nerve wracking for all parties, as so much time and effort has gone into getting to the closing table. It’s important to remember that all the hardest parts have been taken care of and closing day is the finish line!
On occasion, there may be a not so great surprise that pops up, and having a Realtor there to guide you through the issue swiftly tends to be a big help.
Here are a few potential issues that may arise on closing day:
🏡 Unexpected repair requests - Buyers may request last-minute repairs or credits based on final walkthrough findings.
🏡 Personal property disputes - Confusion over included fixtures or appliances can lead to last-minute disagreements.
🏡 Closing cost surprises - Sellers may be caught off guard by unexpected fees, prorated taxes, or commission deductions. We receive the closing statement prior to closing and Realtors should be discussing closing costs throughout the process, so this rarely should be an issue if the document was discussed thoroughly.
🏡 Delayed funding - Lender or wire transfer issues can postpone the closing date.
🏡 Title issues - Unresolved liens, boundary disputes, or unknown heirs can delay or derail closing. This is where working with a seasoned title company is crucial!
It’s always important to remember that problems on closing day are not the end of the world, negotiation and problem-solving are beautiful things!

I met the sweetest couple, by chance, because I was at the office and they called the front desk asking for help looking for a rental home. I talked with them and did my research and then off we went touring homes! The reason they needed to move was because they wanted to get their condo ready for sale, and they asked if I could help with that as well. Within 24 hours of being listed they had multiple offers over asking! And now, they are ready to buy a home in the same neighborhood where they are renting because they’ve built such a community there over the year. My client even helped the neighborhood build and set up their legendary Christmas decorations! How lovely is that!!
Realtors build such connections with their clients, so I’m thrilled I’ve been able to spend so much time with them and see them thrive in their new community! 😍
