The debt-to-income ratio is a way for the bank to understand how much of your income goes toward paying debts each month.

Here's how to figure it out:

Add up all your monthly debts, including what the new mortgage payment would be.
Divide that total by how much money you make before any taxes or deductions (also known as your gross pay).

Then, you multiply the answer by 100 to get a percentage.

For example, if all your monthly debts, including the new house payment, add up to $1500, and you make $5000 before taxes and deductions, your debt-to-income ratio would be:

DTI Ratio = ($1500 / $5000) * 100 = 30%

Different banks have different rules, but usually, they want your debt-to-income ratio to be around 36% or less, with 28% or less going towards your mortgage. This helps them see that you have enough money left after paying your debts to cover other important things in your life.

Knowing how to calculate your DTI is crucial in figuring out your monthly mortgage budget before getting a home!
