64 years ago, Ray Kroc stopped thinking of McDonald’s as a burger company and started seeing it as a land company. That one reframe turned a struggling chain into a global empire.

Kroc didn’t profit from selling burgers. He profited from leasing land to franchisees which let him scale faster, buy more property, and build locations at a pace no one thought possible.

So what does that have to do with what we’re doing right now?

We just broke ground on our XSpace project in Houston on April 16th. Since then we've worked on:
✅ Site stripping & tree clearing
✅ Utility coordination
✅ Temporary water & power moving forward

We’re developing land as the ultimate value-add. Whether you lease or invest in a land fund, the opportunity set is massive.

While 14 months might sound like a long runway, here’s what’s already happened in just the first few weeks of XSpace construction:

✅ Site stripped and cleared (trees, poles, shed: gone)
✅ Soils reports delivered by materials lab
✅ Temporary power going in
✅ SWPPP stormwater plan active & inspected
✅ Construction entrance and signage ready

⚠️ Real-time issue log (no delays expected):

-Light pole conflict with MLB park gate/billboard → Design Center partner investigating

-Car lift pit elevation needs +2-6 inches → remediation in progress
