Channel drains help funnel water into crevice's to manage water away from the pool or buildings. This particular section was trapping water and needs some form of drain to divert water away from the garage.

Underground systems are beyond the scope of inspections however if a trench drain is visibly clogged, it will make our report as in need of cleaning.

Pool equipment must be bonded to complete continuity to the ground. The conduit for this motor was also damaged and needed repair.

Kick-out flashing is recommended at termination points above windows or doors. This prevents the water run off from funneling directly on top of the opening which may increase the risk of water pe*******on.

Any wires lower than 8' from the ground should be protected by conduit or other means. Should the conduit become detached, it should be corrected to minimize risk of electrical shock through exposed wires. The exposed wires present were the main wires for the home which carry significant current.

When installing new equipment or systems, one must take into consideration placement. Structural members should not be compromised for any upgrades. This rafter was just split to make room for a vent pipe.

Flexible drain pipes are a quick fix but not ideal for the long run. Smooth rigid PVC or ABS with a P trap should be used for a more permanent resolution.

This dryer vent was terminating in the attic which will congest the general area and possibly mechanical equipment within the vicinity. They should always terminate outdoors.

When a home has had foundation issues, it can cause unneeded stress on pipe components. PVC is economical but not quite the strongest material so any moderate to severe movement, will bend and snap the material easy.
