📌 Closings: 1,188 (⬇️ 0.5%)
📌 Showings: 41,598 (⬆️ 6.4%)
📌 Open Houses: 8,967 (⬆️ 8%)
✨ What does this mean?
We’re seeing something interesting…
🔹 Buyer activity is UP (more showings + more open houses)
🔹 But contracts written (pendings) are DOWN
That tells us buyers are out looking 👀 — but they are being selective and price-conscious.

Hey friends! If you’re wondering where to take your live Christmas tree after the holidays, the San Jacinto River Authority (SJRA) has a great community recycling program running now through the end of January. Instead of leaving your tree on the curb, you can drop it off at one of several FREE locations so it can be repurposed to help the environment! 🌱🐟 
SJRA and local partners use undecorated, live Christmas trees to create fish habitat in Lake Conroe, helping strengthen the lake’s ecosystem and reduce landfill waste. 
📍 Drop-off Locations (Dec 26 – Jan 31):

📊 Montgomery County Market Snapshot – What Sellers Need to Know 🏡
Even in the week before Christmas, buyers were active — and that’s great news for sellers!
Here’s what last week’s data tells us:
✔ New listings are up 3.6%
More homes are coming on the market, which means competition is growing — pricing and presentation matter more than ever.
✔ Showings are up 6.1%
Buyers are still out touring homes. Serious buyers don’t stop looking just because it’s the holidays.
✔ Off-market listings are up 17.3%
Many sellers are frustrated with the longer days on market and buyer demands for seller concessions and repairs. Strategy & flexibility matters.
⚠ Pending sales and closings dipped slightly
This is typical for the holidays — contracts often slow briefly while showings continue. Activity now often turns into contracts in the coming weeks.
🎯 What this means for sellers:
Homes that are priced correctly, well-presented, and marketed strategically are still getting attention. Buyers are watching closely, and the ones shopping now are usually motivated.
