Once you've purchased your property, make sure you get a good picture of the front of your house. Get pictures frequently during the rehab so that you can document your progress.

It's important to have a good rapport with your Contractor. You especially want a Contractor that doubles as your Preject Manager, sending you updates and taking you on video walk-thrus during the rehab process.

When planning your rehab budget, make sure to include a 10-15% contingency. It might just come in handy.

When getting started in real estate investing, viewing homes is alot of work but it can also be fun. You want to do more than view a home from the street, get up close and personal and see what repairs will be needed.
