Houston rental owners: we're halfway through 2026. Have you reviewed your portfolio?
π The mid-year questions worth asking:
πΉ Is each property renting at current market rate?
πΉ Are your leases timed to end during Houston's peak May-August leasing window?
πΉ Have your operating expenses outpaced rent growth?
πΉ Are you carrying any properties that have stopped cash-flowing?
πΉ Is your insurance coverage still appropriate given current replacement costs?
πΉ Have you considered a 1031 exchange to upgrade underperforming assets?
A mid-year review takes one conversation and can change your entire second half.
We do this with every owner we manage. If you don't have a property manager, or yours hasn't called you to discuss strategy in six months, let's talk.

Red flags in tenant complaints

How owners can protect their property and rental income

π§ Behind every well-maintained SPM property is a vetted vendor network.
We work with the same trusted local plumbers, electricians, HVAC technicians, roofers, and pest control pros on every job. Every vendor in our network has been:
β
Licensed and insurance verified
β
Reference-checked across multiple owner properties
β
Tested on quality and turnaround time
β
Vetted for fair pricing on every invoice we approve
That means when your tenant submits a request, the right pro is on-site fast, the work is done right, and you are billed only what the work is actually worth.
Want a property management team that protects your investment from the vendor side too?

π A quick thank-you to our SPM residents.
Property management is not just about buildings. It is about the people who make those buildings into homes.
To the residents who pay rent on time, communicate clearly when something needs attention, treat the property like their own, and respect their neighbors: thank you. You are the reason this work feels meaningful.
We see the small things:
πΉ The yards that stay maintained
πΉ The maintenance requests submitted promptly instead of left to fester
πΉ The kindness shown to our team when they show up to fix things
πΉ The renewals you sign because we've built something good together
Renting in Houston should feel like a partnership, not a transaction. We are grateful for every resident who makes that real.
If you know someone looking for a great Houston rental, we would be honored to serve them too: https://spmhouston.com/search-listings/

Houston renters: storm season is here. Here's a 10-minute checklist that protects your home and your peace of mind.
π¦ Build a small emergency kit: flashlight, batteries, bottled water (1 gallon per person per day), non-perishable snacks, basic first aid
π± Save SPM's 24/7 maintenance line in your phone: (281) 754-1300
πͺ Bring in patio furniture, planters, and trash bins before any storm advisory
πΈ Photograph your unit's current condition for your own records
π Know where the breaker box is in case you need to reset power
π Keep at least half a tank of gas at all times during peak season
If anything storm-related damages your unit, report it through the Buildium Resident Center app immediately so we can dispatch our team.

π¨ Monday safety check: when did you last test your smoke and CO detectors?
A working smoke detector cuts your risk of dying in a house fire roughly in half. A working CO detector protects you from a hazard you cannot smell or see.
Take 30 seconds today:
β
Press and hold the test button on each detector
β
Confirm the alarm sounds loud and clear
β
Replace batteries if anything chirps or fails to sound
β
Replace any detector older than 10 years (check the back for the manufacture date)
SPM residents: if you find one that isn't working, submit a maintenance request through the Buildium Resident Center app right away. We will dispatch a tech promptly.

πΊπΈ Happy Flag Day, Houston.
Today is also a good moment to take stock of what's happening in the Houston rental investment market through Q2 2026.
π What we're seeing through the first half of the year:
π Continued strong interest from out-of-state investors, particularly California, New York, and Washington buyers
π Inventory remains tight in the $300K to $500K price band (the sweet spot for cash-flow rentals)
π Cap rates in suburban submarkets holding 6.5% to 7.5% in Cypress, Spring, and Pearland
π Tenant demand for 3-bedroom single-family homes outpacing 2-bedroom apartments
π The 20% non-homestead appraisal cap continues providing tax predictability through 2026
The owners winning right now: buying in growth submarkets, holding for cash flow rather than speculation, and using professional management to keep operations tight.

π‘ Houston tenants: your July power bill could run 40% higher than your May bill if you don't act now.
A few ways to keep summer electric costs manageable:
π‘οΈ Set your thermostat to 78Β° when home, 82Β° when away. Each degree below 78Β° adds roughly 6% to your bill.
πͺ Close blinds on west and south-facing windows during peak heat (1 to 7 PM)
π Unplug small appliances when not in use. Phantom load can add $15 to $30 per month
π§ Set the water heater to 120Β°F (anything hotter wastes energy)
π‘ Swap any remaining incandescent bulbs for LEDs
β° Run dishwashers and laundry after 8 PM, when ERCOT grid demand drops
If your A/C is struggling or seems to be running constantly, submit a maintenance request through the our Resident Center app right away. A failing system can double your bill before you realize anything is wrong.

π Houston Rental Market Snapshot, mid-2026:
ποΈ Single-family homes leasing in ~40 days on average
π’ Apartment vacancy holding around 11% citywide
π° Top neighborhoods (West U, Museum District, Montrose): $2,400 to $2,700/mo
π° Strong cash-flow submarkets (Spring Branch, Energy Corridor, Cypress) offering more affordable entry points with steady demand
π Texas continues to prohibit local rent control
π 20% non-homestead appraisal cap remains in effect through 2026
The takeaway for Houston owners: tenants have options, which means presentation, pricing, and response speed are doing more of the work than they did three years ago.
Pricing your property off last year's comps could be costing you a vacancy.

π‘ Did you know? Houston has one of the highest single-family rental tenancy rates of any major US metro.
For property owners, that means SFR demand consistently outperforms apartment-style multifamily for tenant retention and rent growth in our market.
We built SPM around single-family management for exactly this reason. Houston renters want yards, garages, and good school zoning. We help owners deliver all three, profitably.
Curious what your Houston SFR could rent for in today's market?
