The Woodlands Market Update for January 2023

If you are thinking about selling your home and purchasing another, now is the time to act! While January is historically a slower month for real estate, we are starting to see an uptick in showing requests for properties currently on the market. With an average sales price down 25% from January of last year, and an average price per square foot down 12%, there are great deals to be had for buyers. Additionally, the average time on the market is down 5% (24 days), meaning that properties are selling faster than they were this time last year. Part of this may be due to accurate pricing and quality market analysis by the agents and sellers, so it's important to get a realtor who is up to date with current trends.

If you missed the boat on selling high and fast during the boom, this is your next opportunity to sell your home and purchase another at a great price. With 76 new listings and 55 sales in January of 2023, there are plenty of options to choose from.
