Our latest blog post, "The Unseen Challenges of Oahu Leasehold Properties," breaks down what you're actually paying for. Here is the quick take on what every Hawaii homebuyer needs to know:

- You don't own the land: You own the physical structure, but you are renting the dirt beneath it from a landowner.
- The "slow march to zero": Unlike typical real estate, leaseholds lose value as the lease gets closer to its expiration
date.
- The 30-year financing cliff: If a lease has under 30 years left, conventional banks usually won’t finance it, forcing an all-cash purchase.
- Surrender clauses: When the lease hits its end date, if it isn't extended or converted to Fee Simple, the keys and the property revert entirely back to the landowner.

Here’s how we saved the deal and protected our clients' bottom line:

The Tax Puzzle 📄 Facing a massive combined HARPTA/FIRPTA withholding because the sellers lived overseas, we legally avoided the 15% FIRPTA penalty by strategically restructuring the title before closing.
The Off-Market Pivot 🏢 With original 1980s finishes and an active tenant, the unit couldn't compete with updated listings on the MLS. I bypassed the noise, tapped my private investor network, and secured a fast buyer.
