Luxury in Las Vegas looks very different than in coastal cities. For the same $1.2M that might buy a compact condo in Los Angeles or San Francisco, you can get a sprawling estate here accompanied with strip views, an entertainer’s backyard, and custom finishes included.
But the market is shifting:
🏠 Homes priced above $5M average 7,800 sq. ft., nearly 40% larger than the national average.
📉 Prices are adjusting compared to last year (Year-over-Year):
$1.2M+ homes → down 12% compared to last year
$2M+ homes → down 18% compared to last year
$6M+ homes → down 15% compared to last year
⏳ Million-dollar listings now sit on the market for an average of 64 days. About 5 days longer than this time last year.
🔑 What this means: Buyers have more choices, more negotiating power, and more time. Sellers, on the other hand, need to price strategically and be patient.
✨ In true Las Vegas fashion, the luxury market is playing a new game and right now, the odds favor the buyer.
