đ Bad experiences shouldnât mean giving up on your dream home.
Swipe through to see the âbeforeâ state of our latest single-family renovation project.
The existing rear addition and upper deck have incredible potential, but currently lack the functionality and flow this family needs. The current layout creates a bottleneck, leaving the main living spaces feeling disconnected from the rest of the home.
Our plan is to completely rebuild the rear structureâmaximizing day-to-day functionality and creating a seamless, open connection to the main house.
The Backstory:
The owners previously worked with a design-build company that left a sour taste. Weâre picking up where they left off, but with a completely different approach. We believe a successful renovation requires radical honesty, which is why weâre providing this family with a tailored design alongside transparent, realistic expectations of what it takes to reach their goals.
Stay tuned to watch this transformation unfold!

Look beyond the price per square foot. đ
When most people start dreaming about a their design and construction project, they look straight at the âHard Costsââconcrete, lumber, and finishes. But a successful project requires looking at the entire financial ecosystem.
The truth? A realistic budget isnât just about what you build; itâs about everything it takes to get you there legally, safely, and beautifully.
From hidden municipal code triggers that mandate unexpected upgrades, to the critical team of engineers working behind the scenes, we believe in a Budget-First design approach. No smoke, no mirrors, and no heart-stopping surprises halfway through construction.

A Tale of Two Decades: The Great Reconciliation đĄâ¨
What happens when a quiet 1960s cottage meets a loud, party-forward 1980s addition? You get a home with a bit of an identity crisis.
Swipe through to see the Before of our latest whole-home renovation project. Right now, this house feels divided by time:
⢠The 60s Wing: Quaint, modest, and understated.
⢠The 80s Wing: Bold geometries, solariums, and a very specific kind of loud energy.
The Challenge: The current layout feels disconnected yet strangely over-exposed. Our mission is to bridge the gap between these two eras without losing the homeâs unique soul.
We arenât just giving this a facelift. Weâre:
Fixing the bones: Structural updates to ensure longevity.
Rebuilding the skin: Modernizing the envelope for a high-performance, comfortable environment.
Creating Cohesion: Balancing open, inviting social zones with the intentional privacy a modern family needs.
Weâre stripping away the era-clash and replacing it with a timeless, sophisticated atmosphere that honors the homeâs history while functioning for the future.
Which before feature is your favorite? That 80s solarium or the classic brick hearth? Let us know in the comments! đ

While stock plans are a great starting point and budget-friendly, they arenât exactly âplug and play.â Here are a few challenges to keep in mind:
⢠Site Specifics: Stock plans donât account for your landâs unique topography, soil type, or drainage. What works on a flat lot might fail on a slope.
⢠The âLocalâ Factor: Building codes vary wildly by city and state. Youâll almost always need a local professional to review and modify plans to meet regional safety and energy standards.
⢠Missing Pieces: Most online plans lack structural engineering, HVAC layouts, or plumbing specifics tailored to your local climate.
⢠The Personal Touch: An architect designs for your lifestyle. With stock plans, youâre often trying to fit your life into someone elseâs pre-made box.
Stock plans are a tool, not a finished product. Thinking of going this route? Make sure to budget for a local pro to help get those plans permit-ready!

Thinking about skipping the architect for your next project? In Massachusetts, and most other states, the rules arenât just âsuggestionsââtheyâre law. Whether youâre looking to save on fees or just want to âkeep it simple,â here is the reality of when you need a pro and whatâs at stake if you go it alone.
đď¸ When is an Architect Required?
⢠Most Commercial Projects: Any building over 35,000 cubic feet of enclosed space.
⢠Assembly Spaces: Churches, restaurants, or theaters where public safety is a priority.
⢠Structural Changes: If youâre moving load-bearing walls or changing the use of a building.
⢠Multifamily Residential: Buildings with more than two units.
The Exempt Zone: Generally, detached one- and two-family dwellings (and certain small agricultural buildings) may not strictly require a stampâbut legal doesnât always mean safe.
â ď¸ The Risks of Going Architect-Free
1. Code Compliance Nightmares: A contractor knows how to build; an architect knows what is allowed to be built. Missing a fire-separation requirement or an ADA accessibility standard can lead to expensive teardowns or a denied Certificate of Occupancy.
2. Liability & Insurance: If a structural failure or fire occurs and the plans werenât stamped by a licensed professional, your insurance provider may have grounds to deny the claim.
3. The Change Order Trap: Without a detailed set of Construction Documents (CDs), your âfixed priceâ contract will likely balloon. Architects provide the roadmap that keeps contractors accountable.
4. Resale Value: Disclosures are a part of every MA real estate transaction. Unpermitted or non-professional work can derail a sale or force you to take a massive price cut.
đĄ The Bottom Line
An architect isnât an extraâexpenseâwe are risk mitigators. We protect your health, your safety, and your biggest financial investment.
Pro-Tip: If a contractor tells you âwe donât need plans for this,â get a second opinion. Your permit is your protection!

Set on a narrow, steeply sloped site overlooking Pleasant Pond, this project reimagines a long-standing camp structure as a thoughtful, year-round retreat.
The new design replaces the existing footprint, using the siteâs natural grade to create a vertical sequence of spaces from a finished lower level, to main living areas, and up to a private primary suite above. Carefully integrated exterior spaces extend living toward the pond and into the hillside, preserving the quiet character of the site while improving long-term comfort and function.
A design rooted in restraint, topography, and a deep respect for place.
