📊 What does the latest Gunter housing market update actually mean?

For buyers, it means more choices.

Between existing homes, new construction communities, golf course living, and the growing number of acreage developments coming to Gunter, buyers have more options than they’ve had in years.

And when buyers have more options, they gain more negotiating power.

For sellers, homes are still selling and values are still strong, but today’s buyers are comparing your home against new construction incentives, builder promotions, and a wider variety of housing options throughout the area.

As communities like The Bridges, Sunset Ranch, The Preserve, Taylor Ranch, Double H Ranch, and other future developments continue moving forward, competition in the market will continue to evolve.

The Gunter market isn’t slowing down—it’s growing and becoming more diverse.

Here’s a quick breakdown of what I’m seeing in the latest numbers. 👇

🏡 BIG UPDATE FOR THE BRIDGES AT PRESTON CROSSINGS 👀

There’s a new builder sign up in The Bridges, and it confirms some interesting details about what’s coming next.

🔥This model is where the “burned house” was! I can’t remember the actual name that was floating around Facebook but it was comical!

GFO Home is moving into the newer sections of the community, bringing a noticeably different product than what many people associate with the earlier phases of The Bridges.

According to the information posted on-site, GFO plans to offer:

✅ Large homes ranging from 2,610–4,259 square feet
✅ 3-car garages standard on many plans
✅ Larger homesites than what we’ve seen in some other new construction communities
✅ A new model home coming soon
✅ VIP pricing opportunities already being advertised

This is notable because it continues a trend we’re seeing throughout Gunter: different phases within the same development can serve very different buyers.

As The Bridges continues to grow, we’re seeing a mix of:

🏡 Traditional new construction homes
⛳ Golf course living opportunities
🌳 Larger homesites
✨ Higher-end luxury product offerings

Many people assume a subdivision is the same throughout, but that’s often not the case. Builders, lot sizes, home sizes, and price points can vary significantly from one phase to the next—and the back phases of The Bridges appear to be shaping up differently than some of the earlier sections.

Based on the activity on-site, construction continues to move forward throughout the community, and this gives us one of the clearest looks yet at what may be coming in the next stages of development.

📊 Gunter Housing Market Update – May 2026 🏡

The latest housing report is out, and there are a few interesting trends worth noting for anyone buying, selling, or simply keeping an eye on the local market.

📈 Median Home Price: $627,000
⬆️ Up 12.5% compared to May 2025

🏡 Active Listings: 37 homes on the market
⬆️ Up 19.4% from last year

🔑 Closed Sales: 5 homes sold in May
⬆️ Up 150% compared to May 2025

⏳ Days on Market: 100 days average before going under contract
📅 139 days total from listing to closing

📦 Months of Inventory: 12.0 months

💡 What does this mean?

While home values continue to rise, inventory has also increased significantly. Buyers have more options than they did a year ago, and homes are generally taking longer to sell. This means pricing, marketing, and presentation are becoming more important than ever for sellers.

At the same time, Gunter continues to attract interest due to its schools, community atmosphere, and the significant residential and commercial growth planned throughout the area.

As always, market reports provide a snapshot of the overall market. Individual neighborhoods, acreage properties, luxury homes, and new construction communities can perform very differently.

🏡 If you were expecting a Gunter Planning & Zoning update tonight, the meeting has been canceled.

👉🏻That doesn’t necessarily mean anything is wrong or that projects have stopped moving forward.

In many cases, meetings are canceled when there aren’t enough items requiring action, when applicants request additional time to revise plans, or when staff and developers are still working through details before bringing an item forward for consideration.

▪️One thing I’ve learned from following Gunter’s growth is that development rarely moves in a straight line. Projects often go through multiple rounds of revisions, engineering reviews, utility coordination, and discussions before they ever reach a vote.

👩🏼‍💻That’s why I spend time reading agendas, reviewing plats, attending meetings, and digging through public documents. 👉🏻My goal isn’t just to tell you what was approved or denied—it’s to help explain what it means for homeowners, property owners, future residents, and our community.

🤍🤍🤍 I also want to say thank you to the members of the Planning & Zoning Commission who volunteer their time to review these projects, ask questions, and help guide decisions as Gunter continues to grow. Their work often happens behind the scenes, but it plays an important role in shaping the future of our community.

While tonight’s meeting won’t take place, I’m still actively tracking residential developments, infrastructure projects, road improvements, utilities, and future commercial growth throughout Gunter.

As new agenda items are posted and future meetings are scheduled, I’ll continue sharing updates and breaking down what they mean for our community.

🚧 If you’ve been driving down Massey Road lately, you’ve probably noticed a lot more traffic than usual.

With a portion of JC Maples currently closed for construction related to infrastructure improvements and the future Grayson Crossing development, many residents are using alternate routes through Massey Road to access Bledsoe Road and FM 121.

And because of that, many of you have started asking about another project taking shape along the way…

🏡 Lotus Star Estates

Located off Massey Road, Lotus Star Estates has quietly been making progress behind the scenes and is now showing visible signs of development.

Here’s what I’ve found so far:

✅ Dirt work and site preparation are actively underway

✅ The subdivision consists of approximately 52.93 acres

✅ The owner listed on the recorded plat is VGC Gunter, LLC

✅ Water service is planned to be provided by Mustang Special Utility District (SUD)

✅ Electric service is planned to be provided by Grayson-Collin Electric Cooperative (GCEC)

✅ The subdivision is being developed for residential use

While developments like Platinum Ranch, Taylor Ranch, The Bridges, and The Preserve tend to grab most of the attention, Lotus Star Estates is one of several smaller projects that are quietly moving forward throughout the community.
