February's Florida housing stats make interesting reading. Single family home prices up 11.1%, condos and townhouses up a much lower 5.6%. Inventory levels remain low especially for single family homes hence rising prices. Rising prices persuade owners to sell, so inventory levels might increase.
Tough times for first time buyers and renters as rents are rising quickly. We recently sold a sub $200k property in 3 days at full asking price and for cash. 8 other offers tabled.

One of my UK clients is buying a new build and I am supervising the process. We're up to around 100+ photos but he says these are his favorite pics. When I asked why, he said because he can work out the easiest places to drill and hang pictures on the walls!

Orlando Housing Outlook 2016 looks solid. Last year the median sale price of homes sold rose 9% and actual sales volume rose 15%. The issue was falling inventory in quarter 4 and unrelenting demand, particularly in the sub $200k range. Great opprtunities for investors who want to buy then rent out properties (high yield + capital growth). Potential problems for first time buyer affordability - hence the high rental demand.
Orlando area is booming in terms of job creation so 2016 should be a good year overall.

Chinese Buyers Flock to Florida. According to Juwai.com the US remains hugely popular despite recent domestic economic concerns. They now represent the largest group in international real estate transactions, overtaking Canadian buyers. $54 billion of investment in 2013 is projected to reach $220 billion by 2020. Miami ranks 3rd in US destinations and Gainesville is a growth area. Really glad SRG has connections in China!

Halloween season good for Realtors? My colleague just called to say she'd met the professional photographer at her new listing...and he instructed her to be his buyer agent!! She then got a call from a guy who had been given her card - his home was for sale through another agent but staggeringly he "needed a good Realtor to find him a new home"!! He is buying at double his sale price. Glad his existing and d***y agent doesn't work with me.
Moral of the tale - get professional photos for listings (lol) target listings...and if you win a listing do ask the client if they also want to buy somewhere else to live!!!

In a rising market doesn't it look a little odd to see this chart and note that until October there was a pattern of prices being reduced? Well, Celebration is a niche market compared to surrounding areas and there are reasons why price growth has been a little lower. I've been a banker, international consultant and, now, owner of a Real Estate company. These skills can be valuable. If an investor wants you to build a property portfolio you need to build a financial model ; if a client asks about selling a 1000 acres of land in an equestrian area and tells you a local Realtor valued it at, say $15m how do you assess that? Truth is, you need to look at best use, value that then market to the potential return. Most Realtors and indeed Brokers would find that difficult to do. BTW, I valued the last example at $23.5m.
