As I’ve reflected lately, I’ve found myself grateful for the people who encouraged me, believed in me, and helped shape my journey.

None of us get where we are alone, and every person carries a story that matters.

One of the greatest privileges of my career has been hearing pieces of those stories around kitchen tables and during life’s big transitions. Over the years, I’ve learned that people often just want to feel seen, valued, and reminded that they matter.

So if no one has told you lately, let me remind you:

One of the biggest misconceptions in real estate is that a home’s value can be determined by a website.

Online estimates can be a helpful starting point, but they don’t know the condition of your home, recent improvements, buyer demand in your neighborhood, or how your property compares to the homes buyers are choosing today.

That’s where strategy comes in.

Accurate pricing is one of the most important decisions a seller makes. Price too high and buyers may never come through the door. Price too low and you risk leaving money on the table.

The goal isn’t to guess. The goal is to position your home where it attracts attention, creates interest, and gives you the best opportunity to maximize your sale.

We can laugh about this one, but it happens more often than you might think.

One of the biggest challenges sellers face is separating what they hope their home is worth from what today’s market will actually support.

The good news? Pricing correctly doesn’t mean leaving money on the table. In many cases, it does the opposite. The right price attracts more buyers, generates more interest, and can create stronger offers.

The goal isn’t to price low. The goal is to price smart.
