Here's how I'd rank Arizona rental markets right now. These are the metrics…but DO NOT forget to account for the other “4 Engines” of Wealth Building!!
🥇 1st Place: Phoenix Metro – Still the most complete market in the state. Strong job growth, strong population growth, and enough renters and buyers to support just about every investment strategy.
🥈2nd Place: Mesa – The underrated sweet spot. Lower entry prices, strong rental demand, and a nice balance between cash flow and appreciation. The tradeoff is dealing with more older homes and the occasional maintenance surprise.
🥉 3rd Place: Chandler/Gilbert – More expensive to get into, but some of the best tenants you'll find. Strong appreciation, low vacancy, and neighborhoods that tend to attract people who stick around.
📈 4th Place: Goodyear, Avondale, and Surprise – If I was betting on growth over the next 5–10 years, I'd be paying attention to the West Valley. New homes, new retail, new infrastructure, and a lot of people moving in.
The funny thing about real estate investing is that everyone is looking for the "best" market, when most of the time they're really looking for the market that fits their goals, budget, and risk tolerance.

I ran into this large-scaled textured wall on a showing last week. The texture extends from floor to ceiling and follows the vaulted roofline. It gave the whole house a retro-modern feel.
Clients were split in their feelings about it. What do you think?

This one is pretty wild.
Daniel is buying his first assumable property and taking over a VA loan with a 2.5% interest rate. The result? A monthly payment of around $2,400 on a $725,000 house.
Yep... that's a real number.
When we started looking at assumptions, we knew there were opportunities out there. We just didn't know we'd stumble across a unicorn like this.
Now we get to see if we can get it all the way across the finish line.
Congrats, Daniel. You've got yourself one heck of a start to your short-term rental journey.

A fun week over here.
Two families. Two different situations. Two homes that caught their attention enough to submit offers.
Now comes the waiting game, the negotiations, and the part where everyone refreshes their phone 37 times an hour wondering if there's an update.
Whether these are the homes or just another step in the journey, both families are moving closer to their goal of homeownership—and that's always exciting to be a part of.

One of my favorite things about living in the East Valley is that it never stops growing.
New restaurants. New attractions. New places to meet friends, take the family, or spend way too much money on a dinner that started with, "Let's just grab something quick."

Two years ago, and Shan started exploring the idea of buying their first home. Like a lot of people at the time, they looked at interest rates, watched the headlines, listened to everyone's opinions, and decided that patience was probably the smartest move.
So they waited.
Over the next two years, we talked about real estate, investing, life, the economy, and whatever else happened to be making people nervous that week. Through it all, they stayed disciplined, kept their goals in focus, and refused to rush into a decision that didn't make sense for their family.
When the right opportunity finally came along in South Chandler, they were ready.
They found a home that checked the boxes that mattered most, negotiated a few wins along the way; including an interest rate buydown, a brand-new AC, and even the backyard bench Shan had her eye on…yep, we made it happen!
Last week, Ibrahim and Shan officially moved in with their two daughters and began a new chapter. While social media tends to celebrate the big moments, what impressed me most was everything that happened before this day: the patience, planning, sacrifice, and good decision-making that put them in a position to succeed.
Now comes the fun part…turning a house into a home, creating memories, and finally getting to enjoy the reward for playing the long game.
Congratulations to the entire family. Wishing you many years of happiness, laughter, and a garage that somehow stays organized for at least the first month.

Pretty cool recognition for the Elevate 48 Team this month!
While our name is on the list, anyone who knows me knows this isn't a one-person show. Nina, Martin, Patrick, Mary Jane, Alex, Ginger, Ashley, all of our vendors, referral partners, friends, family, and the amazing people who trust us keep us successful.
Realtors post these because nobody hangs our elementary school artwork on the refrigerator anymore. This is basically the adult version!
