Thinking about making the move to Gilbert? Here are three things many buyers don't expect:

1️⃣ HOA communities are everywhere.
Many Gilbert neighborhoods have homeowners associations, so it's important to review the HOA documents early and understand the community's rules, fees, and amenities.

2️⃣ Some older properties may have recorded irrigation rights.
Homes in and around Gilbert's historic areas may include irrigation rights or other recorded property interests that are unique to the area's agricultural history.

3️⃣ Arizona is a community property state.
For married couples, the way you take title to your home can have important legal and financial implications. Understanding your ownership options is an important part of the closing process.

Every state handles real estate a little differently—that's why having a knowledgeable local title team matters.

At Snap Title, we're here to help buyers, sellers, agents, and lenders understand the details so closing day is as smooth as possible.

If you remember one thing during your home purchase, make it this:

Always verify wire instructions by phone using a trusted phone number you already have.

Wire fraud is one of the most serious threats during a real estate transaction. Scammers may try to impersonate your Realtor, lender, or title company by sending emails or text messages that look legitimate.

If you receive a message claiming your wire instructions have changed:

❌ Don't send the money.

☎️ Call your escrow officer directly using the phone number you've already verified—not the one included in the message.

That one phone call could help protect your down payment and your hard-earned savings.

At Snap Title, protecting our clients is just as important as getting them to the closing table.

📌 Save this post so you remember it when it's your turn to close.

📤 Share it with anyone who's buying or selling a home right now. It could make all the difference.

Most buyers never see what happens behind the scenes—and that's exactly the point.

A title search is designed to uncover recorded issues that could affect ownership or create unexpected complications before a property changes hands.

Here are six examples of the types of issues a title search may identify:

1️⃣ An unpaid contractor's lien from a previous improvement project.

2️⃣ A deceased owner who still appears in the chain of title.

3️⃣ A fraudulent or forged recorded document.

4️⃣ Unpaid HOA assessments that may need to be resolved before closing.

5️⃣ A recorded easement that could affect how part of the property is used.

6️⃣ Outstanding property tax liens from prior ownership that require attention.

The goal isn't to surprise buyers—it's to identify and address potential title issues before closing whenever possible.

That's what we do every day at Snap Title: helping buyers, sellers, lenders, and Realtors move forward with confidence.

💬 Which one surprised you the most? Comment 1–6 below!

It's an easy mix-up—but they serve very different purposes.

🚗 A car title is a document that shows who owns the vehicle.

🏡 A home's title is much more than a single document. It reflects the legal ownership history of the property and includes recorded matters such as deeds, liens, easements, and other documents that may affect ownership or the property's use.

That's why a real estate transaction includes a title search before closing. The goal is to identify recorded issues so they can be addressed before ownership transfers.

At Snap Title, we work behind the scenes to help make sure your closing is built on a clear understanding of the property's recorded history.

Do you actually know where your original deed is right now? 🤔

Let's be honest...

A) ✅ Yes, it's safely stored in a secure place.

B) 📂 Somewhere in a folder... I think.

C) 🤷 No idea.

D) 😅 Wait... I was supposed to keep that?

Here's the good news: Don't panic if you picked C or D.

When you purchase a home, your deed is recorded with the county, creating a public record of your ownership. Your ownership isn't determined by having a paper copy in your filing cabinet it's established through the official recorded documents.

Keeping your closing documents organized is always a good idea, but if you've misplaced your copy, your ownership isn't at risk simply because you can't find it.

At Snap Title, we're here to help make the closing process easy to understand—from signing day to long after you've received the keys.

💬 Be honest... Which one are you? Comment A, B, C, or D below!

Not every delay is avoidable—but many can be anticipated.

Three common reasons a closing timeline gets pushed back:

📄 Payoff demands – Some lenders can take 10+ days to provide payoff information.

🏘️ HOA documents – Management companies often have processing queues that can impact timing.

🏦 Last-minute lender conditions – Additional documentation or underwriting requirements can arise before final approval.

That's why timing matters.

At Snap Title, we begin ordering payoff statements and HOA documents as early as possible after escrow opens, helping reduce avoidable delays and keep your transaction moving forward.

A proactive title team can make a big difference in creating a smoother closing experience for everyone involved.

In Arizona, it's common for the seller to pay for the Owner's Title Insurance Policy, which helps protect the buyer's ownership rights, depending on the terms of the purchase contract.

If you're financing your home, your lender will also require a Lender's Title Insurance Policy. That policy protects the lender's financial interest in the property—it does not replace the Owner's Policy.

Knowing which policies are included in your transaction—and who they protect—can help you better understand one of the most important parts of the closing process.

At Snap Title, we believe informed buyers make confident buyers. We're here to answer your questions and make closing as smooth and stress-free as possible.

💬 Comment "POLICY" and we'll send you our simple Owner's vs. Lender's Title Insurance Cheat Sheet!

Did you know? Gilbert was mostly farmland just 30 years ago. Today, it's one of the fastest-growing communities in the country. 🏡

Gilbert has grown from the "Hay Shipping Capital of the World" into a thriving community with more than 275,000 residents and thousands of homes.

But here's something many people don't realize...

That history can still be reflected in today's property records.

Some properties may have historical easements, irrigation rights, or other recorded items that date back to Gilbert's agricultural roots. That's one of the many reasons a thorough title search is so important—it helps uncover recorded matters that could affect a property's ownership or use.

At Snap Title, we work behind the scenes to help ensure your transaction is as smooth as possible, giving buyers, sellers, and agents confidence at the closing table.

💬 How long have you lived in Gilbert? Bonus points if you remember when there were more farms than neighborhoods! Share your favorite Gilbert memory in the comments.
