π₯ Welcome to our new Tuesday Truths series!
β Myth: You need 20% down to buy a home.
β
Truth: Many buyers qualify for a home with much less down.
One of the biggest misconceptions about homeownership is that you need to save 20% of the purchase price before you can buy. While putting 20% down may make sense for some buyers, it is far from the only option.
Depending on your situation, there are loan programs that may allow for much lower down payments, helping buyers get into a home sooner than they thought possible.
The best part? Every buyer's situation is different, which is why it is important to explore your options and find the loan program that fits your goals.
π‘ Thinking about buying but not sure where to start? Let's have a conversation.

Thinking about renovating your home but not sure how to fund the project?
If you've built equity in your home, it may be a valuable resource. Homeowners often use options like a Home Equity Line of Credit (HELOC) or other equity-based financing solutions to help pay for renovations and improvements.
Whether you're dreaming of a kitchen remodel, updating a bathroom, adding living space, or tackling long overdue projects, your home's equity may help make those plans a reality.
Every situation is different, and the right option depends on your goals, budget, and financial picture.
Curious about how you can use your home equity to renovate your home? Let's explore your options!

One of the biggest factors lenders consider is your debt to income ratio, often called DTI.
This is the percentage of your monthly income that goes toward debt payments.
Common monthly debts may include:
- Car payments
- Student loans
- Credit card minimum payments
- Personal loans
- Existing mortgage payments
Even if you have a strong income, high monthly debt can impact how much home you comfortably qualify for.
The good news is that there are many loan programs available, each with different guidelines, which means there may be more flexibility than you realize.
If you have questions about your debt-to-income ratio, or any other questions about getting pre-approved for a mortgage, click learn more.
