Nobody talks about the costs that show up AFTER you fall in love with a listing — and that’s exactly why I do! Here’s what every first-time buyer in North Austin needs to know before they start shopping:
✅ Home Inspection — $350-$675 and a must-have
✅ Closing Costs — 2%-5% of your loan amount
✅ Property Taxes — 1.5%-2.3% a year depending on location
✅ Homeowner’s Insurance — $2,800-$4,000 annually, required by your lender
✅ HOA Fees — $50-$500+ per month in some neighborhoods

In honor of Father’s Day this weekend, I’m sharing our family’s favorite Texas BBQ joints. 🤠🍖
One of our Father’s Day traditions is checking out a new barbecue spot for my brisket-loving guy. Needless to say, we’ve sampled many-a-BBQ over the years, and these are the places we recommend time and time again.
Whether you’re looking for somewhere close to home or planning a little BBQ road trip, I hope this list gives you a few ideas.

Renting vs. Buying right now in the Austin area — here's what you need to know.👇
#1 — Your payment goes somewhere. When you rent, your monthly payment builds your landlord's equity. When you buy, that same payment starts building yours. In the Austin area, from downtown to the suburbs, home values have remained strong — buying now could mean real equity down the road.
#2 — Rent keeps going up. A fixed mortgage doesn't. When you lock in a fixed-rate mortgage, that principal and interest payment stays the same for the life of your loan. Predictability is worth a lot.
#3 — Ownership gives you freedom. In central Texas, that means real space — yards, good school districts, and communities built for families.
The question isn't really renting vs. buying — it's whether you're ready to stop paying someone else's mortgage and start investing in your own future.
