The first two weeks on the market can feel like a verdict. They aren’t.
They are an early feedback window.
A quiet weekend may be the result of travel, school schedules, holidays or normal fluctuations in buyer activity. It does not automatically mean the price needs to change.
But repeated patterns should not be ignored.
Qualified showings, second visits, listing saves, recurring buyer feedback and competing homes going under contract all help reveal how the market is responding.
Each signal answers a different question. Together, they can help the seller and agent determine whether the home’s price, presentation, accessibility and market position are working as intended.

A year-over-year improvement is encouraging but it answers only one question:
Was this month stronger than the same month last year?
It does not tell us whether current demand is strong compared with a more typical market.
In Williamson County, July 2026 closed sales improved compared with July 2025. But our longer-term dashboard analysis shows that, after tracking near or above the ten-year average during parts of the spring, sales fell below that average again in June and July.
Both statements can be true.
July was better than last July.
Demand was still below longer-term norms.
That does not erase the improvement. It puts it in context.
One month can show positive movement. The longer view helps us understand whether that momentum represents a broader market shift.
And, as always, countywide data is only the starting point. Your city, neighborhood, price range, property type and current competition determine what the market means for you.
