Some days, entrepreneurship looks like strategic planning, big goals, and productivity.

Other days, it looks like getting a text that childcare is canceled and completely rewriting your day before 8 a.m.

Today was one of those days.

As a mom and business owner, I've learned that flexibility isn't just a skill—it's a superpower. The ability to pivot quickly, adjust expectations, find solutions, and keep moving forward is something entrepreneurship and motherhood constantly teach me.

Was today different than I planned? Absolutely.

But different doesn't mean bad.

It means adapting, prioritizing, and remembering that success isn't always about sticking to the original plan—sometimes it's about making a new one and embracing the opportunities that come with it.

Finding the right property is one of the most important parts of the journey, and making a few smart decisions now can save you time, money, and frustration later.

Here are a few things we recommend considering while evaluating properties:

• Restrictions: Research county regulations, deed restrictions, HOA rules, and zoning requirements. Some areas are very tiny-home friendly, while others may have limitations. Calling the county directly is often the most efficient way to get information specific to the property you're considering. Be sure to ask specifically about deed restrictions.

• Utilities: Determine whether the property has access to electricity, water, and septic, or what it will cost to install them. Utility installation costs can vary significantly depending on location. AFter property restrictions, this is the most critical element.

• Access: Make sure there is adequate road access for delivery. Narrow roads, low-hanging trees, sharp turns, steep grades, or weak bridges can create challenges when transporting a tiny home to the site. This is not always a deal breaker, as fences can often be temporarily removed and trees can be trimmed back if needed

• Topography: A relatively level build site can help reduce site preparation costs. Pay attention to drainage, flood zones, and soil conditions as well.

• Future Plans: Consider how you plan to use the property long-term. Will this be a primary residence, rental property, guest house, or family compound? Thinking ahead can help you choose the right parcel.

A Few Red Flags to Watch For:

• Properties located in a floodplain or with poor drainage.
• Landlocked properties or parcels with unclear legal access.
• Active HOAs or deed restrictions that prohibit tiny homes, RVs, manufactured housing, or alternative housing structures.
• Extremely remote properties where utility installation costs may be significantly higher than expected.
• Steep slopes, heavily wooded areas, or sites requiring extensive excavation and site work.
• Sellers who cannot clearly explain property restrictions, utility availability, or access easements.
