Here's what catches a lot of retirees off guard: Medicare looks at your income from 2 years ago to set your premiums. So a big home sale today shows up on your Medicare bill in 2026.
If your profit exceeds the IRS exclusion ($250K single / $500K married), that extra gain counts as income — and could push you into a higher Medicare bracket, adding hundreds of dollars per month to your premiums.
A few things worth knowing:
✅ If your gain is under the exclusion, you're fine — Medicare never sees it.
✅ If you're retiring the same year you sell, you can appeal. Retirement is a qualifying event and can wipe out the surcharge.
✅ The surcharge only lasts one year. Set aside some of your proceeds and it won't catch you off guard.

The Critical 8-Month Rule

This is the most important thing to understand: You have just 8 months from when your employer coverage ends to enroll in Medicare Part B without penalty. The clock starts when your employment ends—not when your COBRA coverage expires. Even if you elect COBRA to extend your coverage, you must still enroll in Medicare within 8 months of losing your job.
