π National Multifamily Market Report β May 2023 π’
Key findings:
U.S. multifamily asking rent rose by $7 in May to reach $1,716, a 2.6% YoY increase.
However, rent growth has slowed down compared to previous months, with the lowest level since March 2021.
Several metros, including Las Vegas, Phoenix, Austin, and Seattle, experienced negative rent growth.
The demand for multifamily units is expected to continue slowing down due to the upcoming completion of around one million units by the end of 2024.
Eight major metros, such as Austin, Miami, and Raleigh-Durham, will see significant stock expansion by at least 8% through 2024.
