We’ve received quite a few questions this week about the difference between being pre-approved and being pre-qualified so we thought we’d address it.

A pre-approval is a lender’s written commitment to finance an actual mortgage; whereas, pre-qualification determines your ability to repay the loan. A pre-approval puts you one step closer to becoming a homeowner by verifying your financial information to provide you with a more accurate borrowing amount.

Being pre-approved means you’ve actually been approved by a lender for a specific loan amount. When pre-approved, you will receive a letter that states your pre-approved loan amount.

Unlike getting pre-qualified, when getting pre-approved, you provide documented financial information (pay stubs, statements, obligations, credit report, etc.) to be reviewed and verified by the lender.
