Showed a house last week in Gainesville. I had missed in the fine print that even though it went on the market on Jan 8th, all offers were to be submitted by the 9th. I was so busy looking at comps as this was a great deal for a fix and flip. The house looked to have been vacant for some time with someone's belongings still there. It needed some roof work, probably a new roof actually. And some work on the porch that had been enclosed. I see this frequently where an owner encloses a porch and leaves the outside windows in the walls and it gives the room an awkward feel as it it's unsure of its purpose. But, all of that is opportunity. Opportunity to do it better and to modernize it and to repair the water issues. This home was in a high end neighborhood, too and I'm sure will sell quickly once it's done.

Even though I'm a realtor I'm also a conservationist and a photographer. It's beautiful here and views like this should be cherished. I took this shot in Gainesville on January 5th, 2024.
