What happened: FHFA, HUD, Fannie Mae, and Freddie Mac have officially approved VantageScore 4.0 alongside FICO 10T as eligible credit scoring models for mortgage underwriting — the first new credit score models approved in decades.

This week I broke down the difference between QM loans (Fannie & Freddie Mac) — your traditional conventional loans with standard income and credit requirements — and Non-QM loans, which are designed for borrowers who don’t fit that cookie-cutter mold but absolutely still qualify… just in a different way. Think self-employed, 1099 earners, investors, or recent life changes. 🏡

Fridays like this remind me why I love what I do. ☕

Had a great lunch with a talented agent — real conversation about seller expectations vs. market reality and why overpricing is still costing sellers. She also had a question about loan assumptions that turned into a great teaching moment.

But the highlight? My accidental cold call. 😂

Wrong number. Called the brokerage instead of the agent. The guy who answered had never heard of who I was looking for — but 30 minutes later we were still talking, laughing, and exchanging market insights.
