The headlines say "buyer's market." The data says otherwise. 📈
HousingWire's latest tracker shows something a lot of people didn't have in their 2026 playbook: demand is up and inventory is down year over year — even with mortgage rates sitting near 6.58%.
What the numbers actually show:
→ Weekly pending sales: 75,856 this year vs. 72,039 a year ago — buyers are active.
→ Inventory flipped negative year over year (816,924 vs. 825,718 the same week last year).
→ Purchase applications jumped 17% year over year, even with rates near their yearly highs.
→ Price cuts are down — 37.93% of listings vs. 40% last year — so sellers are holding firmer.
The takeaway for your clients: when rates drift toward 6%, demand picks up fast and the limited supply tightens further. Buyers waiting for a "crash" may be waiting on a market that's quietly getting more competitive.

Big shift coming for manufactured housing. 🏠
HUD just published a proposed rule that would expand the definition of a manufactured home to support multi-story construction — and allow upper sections to be built and transported without a permanent steel chassis.
Why it matters for your buyers:
→ That chassis runs $5,000–$10,000 per home. Removing it could meaningfully lower costs.
→ Research shows only 5–7% of manufactured homes are ever moved after delivery, so the requirement was outdated for most units.
→ New manufactured homes already sell for less than a third of the price of site-built homes (per the Manufactured Housing Institute).
With ~7.2 million U.S. households already in manufactured housing, this is one more tool in the affordability conversation you're having with clients every day.
