Commercial Real Estate News from 🔥$450 MILLION BET ON NORTH NASHVILLE📌

The former Rivergate Mall has officially sold, and the era of the traditional suburban mall just took another major turn.

Merus (formerly Al. Neyer) paid $33M for the 57-acre site and plans a $450M mixed-use redevelopment that will completely transform the property.

Let that sink in.

✔️ Largest retail sale by square footage in Nashville in 5 years (Avison Young)

Here’s what’s coming:
▫️Demolition of the 514,000 SF mall this spring
▫️Nearly 1,000 housing units:
 – 700 multifamily
 – 100 townhomes
 – 80 senior units
▫️130,000 SF of retail + dining
▫️Central green + community plaza
▫️Hotel, office, and more

The acquisition is backed by a $36M loan from Pinnacle Bank and includes a public-private infrastructure agreement with Metro Nashville, allowing Merus to leverage future tax revenues (capped at $42M / 25 years).

📌Nashville Yards is reportedly in advanced talks to bring an 800+ room Signia by Hilton to downtown — which would make it the largest hotel in the city.

📌Signia by Hilton is Hilton’s high-end, convention-focused brand — known for massive meeting space, rooftop pools, multiple dining concepts, and large ballrooms designed to attract major events.

✔️If the deal comes together, this new hotel at Nashville Yards would:

• Surpass the current largest downtown hotel, the Omni Nashville Hotel (800 rooms)
• Dramatically increase convention & meeting space
• Join Grand Hyatt Nashville and Union Station Hotel Nashville Yards on the 19-acre campus
• Bring Marriott, Hyatt, and Hilton brands together in one development
