Choosing a stone solely based on an online photo is one of the quickest ways to compromise a high-end build.

We sat down with Jen from Onyx Marble & Granite to talk about how we evaluate natural surfaces before they ever reach a job site, like the custom Jadore Quartzite we’re installing at the Rosanna Park Residence.

Different materials carry completely different structural limits. For example, trendy black stones demand relentless maintenance to look pristine. On the other hand, using engineered quartz around a fireplace exposes its built-in resins to high heat, causing the material to yellow and crack over time.

Preventing those long-term failures is exactly why we manage the entire process from the ground up, handling the raw site templating, digital CNC programming, custom polishing, and final installation alongside elite trade partners.

If the foundation isn’t absolutely flawless, the finish will never stand a chance.

Behind every seamless, full-slab porcelain bathroom is days of invisible, obsessive engineering. We teamed up with Miguel from MV Alpha Tile at the Rosanna Park Residence to break down exactly what it takes to execute at this level.

Before a single slab goes up, it requires three full days of specialized waterproofing and structural templating. If a wall or ceiling is off by even an eighth of an inch, the entire layout fails.
That’s why we partner with elite craftsmen who share our obsession with perfection.

We spend months coordinating the details with our design team ahead of time so that when it’s time to build, every single answer is already locked in.

High-end design is entirely hollow if it isn’t backed by meticulous structural engineering.

At the Rosanna Park Residence, our job as a design-build team is to solve complex building codes and regional climate challenges long before a single premium finish goes up.

First, we moved an entire wall to fix a tight hallway corridor that fell short of strict walking clearances, opening up a natural, spacious flow.

Second, placing a tub filler on a cold exterior wall in New England leaves your plumbing prone to freezing. Our solution? We furred out the wall by six inches to protect the pipes, intentionally turning that extra structural depth into a custom arched accent niche.

Be honest, would you have a bathroom like this at home? 👀

The Otis II Residence main bathroom is complete. This phase was shaped by decisions we made much earlier, including planning the plumbing during phase one so this transformation could happen without disrupting the rest of the home.

Every detail was designed to feel connected to the original character of the house. Arches carry through the space, from the vanity to the mirror and into the shower. Custom oak screens create privacy around the tub, while still keeping the room open. Even the skylight was repositioned to sit perfectly centered above it.

You can tell a lot of thought went into every part of this space.

This part of the main bathroom is all about rethinking how space is used.

What used to be an extra office, mostly collecting clutter, is now being transformed into part of the primary suite bathroom.

The skylight is being relocated to sit centered above the soaking tub, creating a more balanced focal point.

And around it, the design begins to take shape.

A custom arched niche is being built as the backdrop for the tub, tying into the same architectural language carried throughout the home. With backlighting and a cork stone finish, it’s meant to bring warmth and a softer ambiance into the space.

At the Otis Residence, this phase is about getting it right, not rushing it.

The primary bathroom and walk-in closet were intentionally left for later, creating the opportunity to rethink how these spaces should actually function day to day.

The focus isn’t just on finishes, but on the experience being built.

The shower is being designed to go beyond the expected, with dual shower heads and a large rain head that will bring a more immersive, spa-like feel. Custom arches and soft curves are being carried through the space, along with a two-tone tile and a full-height glass enclosure to define the layout.

The vanity is also coming together as a central element, with a fully custom double vanity, curved walnut doors and a backlit mirror that will add depth without overwhelming the space.

This is what it looks like when design is given the time to be intentional.

Wrapping up the Otis recap.

This space used to be completely overlooked, and now it’s one of the most used areas in the home. The wet bar, the dining area, and the kitchen all came together in a way that completely changed how the homeowners use the space day to day.

Opening up the kitchen made room for two islands, and that Nordic White quartzite became one of the highlights of the entire project.

If you remember where this started, you know how much this space has transformed. Keep this one in mind, because next week we’re coming back to this project with something new.

A look at the Roseanna Park kitchen.

This is the direction we planned for the space, built around a large central island that anchors the layout and creates room for everyday use and gathering.

The design focuses on balancing form and function, creating a space that feels beautiful but also works for the rhythm of a young family.

The mix of stone, wood, and soft cabinetry adds warmth and contrast throughout the space, while the darker surfaces bring balance to the lighter tones.

With natural light coming in from multiple directions, the entire area feels open, bright, and easy to move through.
