What is a "cut appraisal"? Why didnt my house appraise for the price it was listed for?
Great questions! I'd love to elaborate. π
When you want to list your home for sale, the community around you determines your list price otherwise known as market value! Agents will pull what are called comps of recently sold houses around you, houses that are similar to yours and close to yours. Market value is merely what the public is willing to pay for that house π π¨βπ©βπ¦βπ¦
π΅ Appraised value is what a professional believes its worth. Ordered by the lender during the buying process.
OH NO! π¬ The appraisal amount is less than the amount you offered to pay! (runs in psychotic circles).
That is called "cut" or "low" appraisal. A few things can happen. You can either:
- accept the low appraisal, agree to pay what you offered and pay the DIFFERENCE at closing. π
(i.e appraise value $100,000. Offer price of $110,000. You pay the $10k difference at closing)
- negotiate and see if seller will come down to appraisal amount and continue the deal. π
- or not agree and lose the deal which is no bueno for everyone! π
Cut appraisals can be stressful, all situations are different and require solutions that fit all parties. I believe in you and the aspiring transaction to make it to the closing table π₯³
