Out in the Harmony area this morning — homeowner called saying the bathroom smelled musty and couldn't figure out why. Found this behind the toilet paper holder. Roll had been sitting there for a while and the shower moisture created the perfect environment for mold to take hold. Ran a moisture meter on the surrounding drywall and got elevated readings behind the toilet and under the vanity too. Going to need HEPA remediation and will likely open the wall to check what's behind it.
Tip: run your bathroom exhaust fan during the shower AND 15-20 minutes after. Most people shut it off too early. Bathrooms cycle through enough humidity in this climate to cause issues over time, especially without great ventilation.

Got called out to the Rocky Mountain Village area today for a water damage assessment. Homeowner thought it was just a small leak but the FLIR told a different story — moisture was tracking up the wall way further than anything visible. This is why we always run thermal imaging on every job. Water hides behind drywall and if you miss it, you're looking at mold remediation on top of the repair. Got drying equipment staged and will check readings daily until we hit target moisture levels. If you notice staining, bubbling paint, or a musty smell, don't wait on it — the longer water sits, the worse it gets.

Got called out to a place over in Rigden Farm today — homeowner noticed some black spots behind shelving in their garage and wanted us to take a look. Pulled everything back and this is what was hiding there. Full wall of mold, been growing for a while. OSB on the ceiling was also showing signs of moisture intrusion. Looks like a slow roof or flashing leak had been feeding it for months without anyone knowing.
Tip for homeowners: don't ignore musty smells or small spots. By the time you're seeing visible colonies like this, it's usually been going on longer than you'd think. Early detection makes remediation a lot less painful and cheaper.
Got samples sent to the lab and containment set up. Full HEPA remediation starts tomorrow.

Got a call from a homeowner in Southridge Greens — they noticed discoloration on the ceiling drywall. Pulled out the FLIR moisture meter and found 52% moisture readings in the wall cavity. No visible water anywhere but the thermal camera doesn't lie — active moisture hiding behind the drywall.
Traced it to a slow drip from a supply line fitting. Caught it early, so the drywall was salvageable with drying in place vs. full demo.
If you see wall discoloration or paint bubbling, don't wait. A quick non-invasive scan tells you if there's hidden moisture before it becomes a mold problem. Catching it early saves thousands.

Pulled this piece of drywall backing out of a crawlspace off Overland Trail today — classic mold colony. Homeowner noticed a musty smell in the house and called us out. Got under there and found moisture had been sitting on the backside of the drywall for a while, probably from a slow plumbing leak they didn't even know about. Pulled everything out, treated the framing, and set up containment. If your house has that earthy smell that won't go away, don't ignore it — by the time you can smell it, it's usually already spread. Worth getting eyes on your crawlspace before summer heat makes it worse.

Bathroom floor demo in Thompson Crossing today. Homeowner noticed the tile was starting to lift and called us out — pulled it up and found the subfloor was completely saturated underneath. Slow leak from the toilet supply line, probably been going for months without them knowing. Got the damaged subfloor cut out and set up drying equipment to bring everything down to safe moisture levels. The tile can hide a lot — by the time it's lifting, you've usually got serious moisture in the substrate already. If your tile feels soft or spongy underfoot, don't wait on it.

Got called out to a commercial space over near Harmony Club today — tenant reported a musty smell that had been lingering for weeks. Pulled the furniture back and found the carpet completely saturated with mold growth throughout. Classic slow leak situation, probably going on for a month or more. Moisture wicks right through the padding and just sits there. Had to do a full content move, extract the carpet, treat the subfloor, and get air movers and dehumidifiers running. If you're a business owner or tenant and you notice a persistent musty odor that won't go away, get it checked sooner rather than later. Mold doesn't wait around.

Called out to a home off Timberline in south Fort Collins today — homeowner couldn't find the source of a musty smell. Got under the house and found this. Framing had been holding moisture for a while, wood starting to break down along the rim joist. Pretty common around here with our freeze-thaw winters. Left too long it becomes a major structural and mold job. We cleaned it up, treated the affected wood, and got the crawlspace ventilating properly.
