While this bathroom was functional to begin with, it was in desperate need of better circulation. The door hit the toilet when you opened it, there was one sink to share between three boys, and the entrance to the shower was blocked by the vanity.

The biggest change came from borrowing square footage from the bedroom next door so the vanity didn’t feel like it sat in the middle of the room. Once we did that, we shifted the door so it no longer hit the toilet, added a trough sink so there’s finally enough room for two at the vanity, and opened up the entrance to the shower.

With three times the original storage, a bathroom that looks like it belongs, and finishes that match the character of the rest of the home, this bathroom now checks all the boxes.

The most common question we get: how much does a timber frame home cost?

The honest answer is that it depends on things people don’t always think to ask about first.

The timber package is a major part of it however, the frame is one piece of a much larger budget. Site work alone can shift a project significantly. A flat lot near town is one conversation. A mountain parcel with rock excavation, long utility runs, limited access, and wildfire requirements is another.

After that, complexity tends to matter more than size. A simple rectangular frame with clean spans costs less than a highly articulated design with multiple rooflines, curved timbers, and custom steel connections. Neither is wrong, the details just need to earn their place.

The enclosure, the finishes, and how well the design and construction are coordinated from the start all factor in too. A preconstruction process that brings those decisions together early usually protects the budget better than anything else.

Welcome to the powder bath at Mummy Overlook. We found the perfect live edge slab for the countertop, but
wood likes to move, and this one had a check in it. So we did a bowtie inlay to patch it and filled it with epoxy.

Topped with a natural stone vessel sink and a hammered copper mirror, this is one of the most unique powder
baths we’ve ever done.

Fire pit or outdoor fireplace?

People use these terms like they’re interchangeable. They’re not, and choosing the wrong one usually means you stop using the space.

A fire pit is social and flexible. People gather from all sides, seating shifts, and it works for bigger groups. It also sits low, so it doesn’t compete with the view. The trade-off is exposure. On a windy Colorado night, smoke moves and heat dissipates fast.

An outdoor fireplace creates a room. It gives the space a focal wall, blocks wind from one direction, and, under a covered patio, it can make an outdoor space feel genuinely livable year-round. The trade-off is that it faces one direction, which shapes how you seat people and use the space.

The type of fireplace matters here too. Wood-burning has the feel, but comes with smoke, ash, burn restrictions, and wildfire considerations. Gas is cleaner and easier, especially on sites where defensible space is already part of the plan.

Neither option is wrong. The right one depends on your site, how exposed it is, whether you have a view worth protecting, and how you actually want to use the space.
