During this bathroom renovation, we made a measuring mistake. The partition wall separating the toilet and sink was supposed to align perfectly with the edge of the countertop — and it didn’t.
At first glance, this bathroom may look almost finished. But “almost right” isn’t good enough for us.
So we’re removing the sink, correcting the wall, finishing it properly, and reinstalling everything so the final result matches the original design intent.
It means extra work on our end, but that’s part of taking responsibility for the work we put our name on.

Not every waterproofing job comes with easy access.
For this project, we had to work inside an inter-building areaway only 18–20 inches wide. Decades of debris had accumulated between the buildings, burying the lower portion of the foundation wall and preventing proper access.
We started by removing years of debris to expose the foundation and masonry. Once accessible, we removed all loose and deteriorated stucco, reinforced and repaired the exposed brickwork, and applied new stucco to restore the wall.
After the surface was properly prepared, we waterproofed the foundation with a rubberized flashing membrane, allowed it to fully cure, and finished it with an exterior foundation coating for additional protection.

Proper waterproofing starts with exposing the problem, repairing the substrate, and building the protection back correctly from the foundation up.

The walls have been professionally skim coated to a Level 5 finish, the ceilings have been plastered and primed, and everything is now ready for paint. From this point forward, every finish—from flooring and millwork to cabinetry, tile, and lighting—will transform the space into the home our clients envisioned.
