Flipping FloMo

Progress made by iRenovate Real Estate. Highly recommend them. I got a detailed bid, finalized timeline and scope of work decided prior to starting. No structural changes. Flooring, cabinets and tile only. Love getting to see how great the floor looks with the black stained banister. Yeah!!!!

Flipping Flomo's first flip is SOLD! It was a rocky ride and in the end my cleanup crew of people brought in to fix the mess were top notch! Lessons learned....actions speak louder than words even when the words are loud. Markets can shift and when you have delays that can eat any profit you hoped to make. Keep an eye on your tradespeople to make sure everyone is singing from the same songbook before things go sideways (like the island getting installed 2 feet into the breakfast nook). Make sure you have a GC who is hands on and that they are clear about the plan and make sure they have a plan. Doing a flip is not the time to fly by the seat of your pants and it should be detailed from the estimate to the periodic invoicing to the final product. If your GC is not willing to give you a detailed scope then look for another GC. Get references before hiring the company and look at their work not just their fancy photos of houses that may or may not be their own work.

I have met some great people through this process and have been happy to work with them. We are looking to start our next flip later this month and I will post about that process. Until then happy flipping!

Looks like our next project will be to turn a builder spec house into a WOW house. Stay tuned as we begin this journey later this month.

Reno day 7: demo is complete. Flooring and tile samples dropped off for me to choose tomorrow. Can’t wait to see it!

Day 1 is finished. Great progress! Wall removed. LVL beans in place. Flooring will be all removed by end of day. I couldn’t be happier with the progress so far.
