A few days ago, I had a conversation with a homeowner who was considering selling, but after looking at the numbers and talking through their goals, we both agreed that moving right now wasn't the best decision.
We talked through their timeline, current equity, what improvements would add value over the next year, and what the market might look like when they are ready. By the end, they weren't preparing to list their home. They were preparing for the future. Everyone can benefit from having a strategy.
One of the biggest misconceptions about real estate is that every conversation needs to end with a listing agreement or a home purchase. The reality is that the best decisions are made when there's a plan in place, not pressure.
Whether you're thinking about selling next month, next year, or even three years from now, understanding your options today can help you make better decisions when the time comes.
To my planners, let's get together and get on the same page so that when the time is right, you are ready and confident.

One of the biggest lessons I've learned in real estate has nothing to do with contracts, negotiations, or marketing.
It's communication.
Recently, I was working with buyers who were approaching an important milestone in their transaction. Everything was moving forward as expected, but there was a huge delay while we waited on information from another party involved in the process.
Nothing was wrong. There were no major issues to solve.
But from the client's perspective, silence can feel like uncertainty.
Instead of waiting until I had a major update, I picked up the phone and walked them through exactly where things stood, what we were waiting on, and what would happen next. A non-update, update, if you will. By the end of the conversation, their stress level had completely changed, not because the situation was different, but because they had clarity.
Communication isn't just about sharing information, it creates confidence.
Buying and selling a home is one of the largest financial decisions most people will ever make. Clients shouldn't have to wonder what's happening behind the scenes or feel hesitant to ask questions.
My goal is to make sure every client feels informed, supported, and prepared at every stage of the process. Sometimes the most valuable thing I can provide isn't a solution, it's a conversation.
Because communication can make or break your experience.

One of the things I love most about real estate is that every home has a story, and every client is beginning a new chapter. Whether they are buying their first home, upgrading for a growing family, downsizing, or relocating, the process is about more than a transaction, it’s about creating a foundation for the life you want to build.
I don’t take that responsibility lightly. My goal is to make the process as smooth, informed, and stress-free as possible while helping my clients make confident decisions every step of the way.
The best part of this job isn’t the contracts, negotiations, or closing day photos. (But I do love that part of it) Getting a front-row seat to some of life’s most meaningful moments, and helping people find a place they’ll be proud to call home, is by far the best.
I’d love to be a resource for you. Your next chapter starts with the right place to call home.

feels like summer! Despite the rain that’s been off & on Summer is where the shoals shows off.
I can’t wait for (imo the best night in the shoals) - but in the meantime here’s a roundup of some great things to do this summer:
* shoals coffee trail (now!!)
* WC Handy Fest (July)
* Helen Keller Fest (June)
* tour the frank lloyd wright house, just down the street from me!
* catch a movie at Shoals Theatre
* kayak the Tennessee River at River Heritage Park
* spend a Saturday morning at the Florence-Lauderdale Farmers Market (catch Gracie in her farmers market hat, it’s a whole thing)
* take a drive down the Natchez Trace Parkway at sunset
* dinner on the patio at Odette for amazing service & food
* explore downtown Florence + the local boutiques and antique stores
* grab ice cream from Trowbridge’s Ice Cream and Sandwich Shop after dinner downtown
* first Fridays in Florence when downtown is packed with live music, food, and people out walking around
* a slow summer evening at Wilson or McFarland Park with a coffee in hand
As a mom I know summer can be overwhelming, but thankfully there’s so many things to do to break up the days, and keep the kids entertained. Wishing you the best summer in the shoals 🤍 I’m sure I missed a ton - let me know your favorites!

There’s something special about a community that turns front porches into stages, and neighbors into hosts.
Sheffield PorchFest is one of those events that reminds you why people love calling the Shoals home. Local music, families walking from porch to porch, and a community that genuinely shows up for each other.
Gracie chalked the sidewalks, Hayden was passed around, and we got to listen to amazing artists and friends.
Proud to support events that celebrate the people that make the Shoals home.
Can’t wait till next year!

A lot of first-time buyers in the Shoals are sitting on the sidelines right now.
Waiting for rates. Waiting for clarity. Waiting for something to shift.
But some buyers aren’t waiting. They’re making moves anyway.
And it’s working.
There’s a pattern I keep seeing with the ones who are closing right now. It’s not luck. It’s not timing. It’s knowing where the advantage actually is when most people aren’t looking there.
DM me MOVES if you want to know what I’m seeing with first-time buyers in The Shoals right now.
