Sutton's Property Management

Spencer Sutton and I just finished installing another new ac unit in a duplex here in Tyler. This old one was 25 years old and in rough shape. Prices for new units are sky rocketing but at least we can still get them so far. Have to have ac here in the south!!

Spencer Sutton and I spent the day in Charleston Park here in Tyler. We hung multiple ceiling fans, new lighting, hanging metal art work and doing repairs.

Spencer Sutton and I finished the 2 bedroom in Jacksonville today. After pressure washing all of the tile we painted the entire unit. Then we laid flooring in the living room and both bedrooms. Also quarter round and caulking. New lighting and plumbing. And it is already rented! On to the next one.

Spencer Sutton and I worked on 2 units in Jacksonville today. We laid another new floor in the one bedroom and completed the make ready which included painting including the ceilings and lots of cleaning! We started on the 2 bedroom unit. We had already removed all the old carpet and pad. This one was so bad we are having to pressure wash the grout on all the tile floors. Spencer does the pressure washing and I vacuum up all of the water. They are really clean and shiny when we finish. We will be laying 3 new floors in this one. More pics to come. Spencer Sutton and I laid new flooring in one of our duplexes today. Lots of floor prep. It really looks nice!

Spencer Sutton and I have been working in Jacksonville all week doing 2 make readies. Yesterday we painted all the exterior of one of the duplexes. We had really nice weather for this job.

Spencer Sutton and I just finished a plumbing job on our property on Bois 'd Arc St. Had to replace the plumbing between floors. It still had lead drain piping and an old p- trap can. Quite a challenge!

Spencer Sutton and I finished a huge remodel this week on our Houston property. We removed walls, built-ins, flooring and doors. New paint throughout, all new lighting, new ceiling fans, and new hardware. Spencer cut out the old archway and we installed a new set of privacy French doors. We kept two of the original chandeliers and refinished them. He cut all new shelving which I stained. It has all new flooring and mini blinds. A lot of work and we are really proud of it. Soon to be listed on Zillow!

Spencer Sutton and I finished installing another new ac system Friday. We actually did it in about 8 hours! So nice when everything goes perfectly! This was our 4th one this summer.

Today was demolition day on our Houston St project. Spencer Sutton took down the old beaten up book case and we found ship lap. Spencer noticed something odd about one of the walls. It was solid sheetrock but there were 2 windows on the same wall on the exterior. So of course he cut into it and we discovered it was a false wall. Took it down and the sunlight just poured in from the 2 windows. Above the windows was sheetrock that had also been cut into at one time. He took that down and we discovered 4 very large and long screens that were electrically operated at one time. One was white, one black, one brown and one muted. Someone was a photographer. Never a dull moment. Hope you enjoy the pictures!!

Spencer Sutton and I started another make ready this morning. Located on Houston St.and about 100 years old it has about 2000 square feet. And it was occupied by the same tenant for 22 years. We do have our work cut out for us. In these pictures we are taking up all the old carpet. Spencer will sand all of these original hard wood floors and I will stain them. Will post more pictures as we progress.
