Imagine discovering this error AFTER closing!!
We represented both the buyer and seller on this beautiful custom home in Barrington Estates, a gated neighborhood in Fishers, Indiana. The seller originally purchased an off-market property from me in 2024 and spent nearly a year thoughtfully remodeling it. When the time came to sell Re*****on Drive, I already had a buyer who was a perfect fit.
We crafted a purchase agreement that created a true win-win. During the inspection, a few items surfaced. Instead of guessing, we brought in qualified contractors to properly evaluate the repairs. The seller addressed them, giving the buyer confidence and clarity moving forward.
Then came the challenge no one ever expects and often don't catch.
The property purchase included two separate parcels, one of which had been purchased more than 13 years ago. Because we use Indiana Home Title whenever possible, they are equipped to uncover something critical most would have missed: for over a decade, one parcel number had been incorrect. Instead of owning the smaller piece of land with the beautiful pond next to the home, the seller technically owned a portion of a street in another part of the neighborhood. An honest error, but one that created serious exposure for the buyer.
Because the Barrington Estates HOA is privately run by neighborhood volunteers, they were neighborly, acknowledged the mistake, and agreed to help correct it. With roughly 36 HOURS TO CLOSING, Indiana Home Title prepared the paperwork, corrected the parcels, ordered and received a new surveyor location report, secured lender approval of the changes, and WE CLOSED ON TIME.

Selling a home starts long before itās listed.
The sellers of Turnleaf Circle (in Fishers) were referred to me by their next-door neighbor. They live out of the country and told me on our first call, āWeāll need you to do everything.ā
So I did.
Long before the home ever hit the market, I walked the property and identified the improvements that would deliver the highest return on investment, not just ones requiring the most work or expense.
Outside, we removed overgrown trees that blocked light and hid the homeās curb appeal, refreshed the exterior from top to bottom, repaired masonry, repainted worn trim and garage doors, and edited landscaping so the property felt open, clean, and inviting at first glance.
Inside, we decluttered and reorganized to help buyers visualize the space, handled dozens of small but important repairs, touched up paint and lighting, and completed a full deep clean, including places most people never think to check.
When it became clear the roof needed replacing, we gathered quotes and managed the entire process, all while the sellers remained overseas.
We then brought in professional photography, including aerial and twilight images, floor plans, virtual tours, and tasteful virtual staging so buyers could see the homeās full potential.
As we neared completion, we matched a buyer from our network with the home. They offered list price with strong terms, and the sellers gladly accepted. We smoothly navigated through the inspection and appraisal, building confidence with our buyers and creating zero stress for our sellers. The home closed shortly after.

Just Closed in Woods Edge at Windermere. Located in Fishers, Indiana
Homes in Woods Edge, one of the most desirable sections of Windermere, rarely come to market and when they do, they tend to sell quickly. This recently closed home is a perfect example of why.
The property offered four bedrooms, 3.5 baths, a finished basement, and a beautifully private, fenced backyard surrounded by mature trees. Inside, the home featured a main-level den with custom built-ins, a spacious great room with a gas fireplace and wall of windows, and a kitchen designed for everyday living. The finished basement added flexible space with a wet bar, full bath, and areas for recreation or exercise.
A fun additional detail? The sellers loved Windermere so much that they didnāt leave the neighborhood, they simply moved into another home within Windermere. That kind of loyalty says a lot.
Windermere offers homes for sale in the $400s to over $1m and continues to stand out in Fishers for its winding streets, mature landscaping, neighborhood amenities, and convenient access to shopping, dining, parks, and interstate access.
One of the most rewarding parts of what I do is helping first-time buyers take that big step into homeownership. Recently, Iāve had the privilege of working with four children of past clients, and that kind of trust truly means everything to me.
Each purchase was different; homes in Fortville, Ingalls, Fishers, and Noblesville and each required careful guidance. In one case, we made sure the seller finished some tasks they tried to avoid. We literally had to suggest postponing the closing to allow them time to cut the foot long grass and remove personal items from the home.
