Everyone budgets for the down payment. Almost nobody budgets for everything after.
Inspection, appraisal, prepaid taxes and insurance, HOA fees at closing, movers, blinds, a lawn mower, rekeying the locks... it adds up fast, and it usually lands right when you're most cash-tight.
Swipe through, save it, and plan for it now so move-in week feels exciting instead of stressful.

Owning a home on your own is one of the best feelings. It also means you’re the one who gets the call when something leaks.
A few things I want every woman to know:
1. Where your main water shutoff is. Find it this week, not during a burst pipe.
2. Your electrical panel. Label the mystery breakers before you need them.
3. Your people. A plumber, an electrician, an HVAC company, a handyman. Being independent doesn’t mean doing everything yourself.
4. Everyday security. Exterior lighting, working locks, every entry point.
5. A basic maintenance schedule. Furnace filter, gutters, smoke detector batteries. October is a great month to start.
6. Your paperwork. Insurance, property taxes, warranties, and receipts for big improvements. You’ll want those when you sell.
Save this and send it to your girl who just got her keys.

House shopping gets a lot less intimidating when you have someone you trust in your corner.
We’ll celebrate the gorgeous kitchen with you, point out the things you might not notice, answer the questions you think you “should already know,” and remind you that you do NOT need to rearrange your entire life because one house has a dreamy screened-in porch. 😂🏡

September was a full one.
A new buyer, a lot of showings, a lot of coffee, open houses, and more than a few "can we see just one more?" Saturdays.
Thank you to everyone who trusted me with a piece of their home story this month. It never feels small to me. October goals: more porch sitting, more pumpkins, and helping a few more of you get where you're going.
