Fulton County Democrats still feeding those with a need
Deeply saddened today.
As a Realtor, I make cold call to people looking for someone that I can help who may have been thinking about selling their home. Occasionally, I come across someone who is delinquent on their mortgage payments. Sometimes the best thing for a homeowner to do when in trouble is sell the house.
This particular buyer said they were ok and would not be selling their house.
I'm sad because I found out today that their home was foreclosed on. While the only option I could offer to help was to help them sell the house. They had at least $70,000 worth of equity. Even after paying Realtor compensation, taxes and settlement costs, this homeowner could have walked away with at least $40,000 in their pocket.
Friends (and enemies if I have any), please tell your loved ones to take the last lifeline if they know they will not be able to keep their property from being foreclosed upon.
Pride can cost money. Wherever that homeowner is now, I pray for them. May God give them peace and a safe place to start over.
Speak truth to your loved ones. It is better to sell than let the bank or mortgage company take the house at foreclosure. Because most people have equity in their homes due to years of price increases in the housing market, nobody should walk away from a home with NOTHING. NOBODY.
My heart hurts for them.

Went to the bank at 9am yesterday. SURPRISE
Hours are now 10am-4pm. West Cobb. Shallowford and Johnson Ferry.
Guess that means the workers got a pay raise by default since they working shorter hours 😂
Silver Lining: Brick and mortar still open
So many retail companies from banks to drug stores, etc are closing brick and mortar operations. Online banking and Amazon making an impact.
I still love what I do from day to day.

Did you know that many large homebuilders have relationships with mortgage companies and are able to offer lower than market rates when you purchase their new construction home?
D.R. Horton for instance was offering 5.25% at one point (i'm talking about in 2024). Have your Realtor/Agent partner check for you.
There are a lot of benefits to purchasing new construction homes.
No, I do not work for a homebuilder. I know the value of new construction homes like 2/10 warranties that are offered, etc.

Waiting to Sale Your Home.
No advantage to waiting for interest rates to come down before selling your home.
The 3-4% mortgage is a thing of the past. It would take an economic disaster for us to see those rates again.
When interest rates go down (4th quarter) housing prices will increase so there is a tradeoff. Higher sales price for your home, but higher price when purchasing your next home.
Here is what I suggest: Go ahead and sell now. Use all of that equity you have as your downpayment on your new home. This helps you to have a low mortgage. Even though the interest rate is higher, your loan balance is low which should keep your mortgage payments low as well.

Creating Wealth When Buying Your Home
1. Buy in a new construction community. Homeowners who buy at the onset of a new construction community make money because as homes sell, prices increase.
2. Buy a home that needs to be renovated. FHA does offer loans where one can finance a limited amount of repairs to a home to make it more appealing. This is also a great option for Buyers who have cash or access to cash. The improvements will bring up the value of your property.
A few year ago I advised a young lady to purchase in Atlanta. Told her in 5-10 years her house would be worth $500,000 or more. She listened. Paid less than $200,000 for a home (new construction) and 6 years later it is worth over $500,000.
