ARKANSAS AMONG LEAST RENT BURDENED STATES!
The cost of living has risen greatly over the last few years causing rent prices to slowly consume a larger percentage of a household's budget. Some tenants spend over 50% of the total household income just on rent. These are defined as "rent burdened" households.
Based on the US Census Bureau data, Arkansas comes in as the 6th LOWEST state with the percent of population that spend 50% or more of their income on rent. (Lowest states in order: SD, ND, AK, WY, & MT) Making Arkansas is among the least rent burdened states in the US, and the least burdened among states the south. Meaning, these residence have more money to put toward other expenses or activities; which is good for local economies.

While Arkansas was 34th in the most recent census terms of state population size, it saw the 15th highest in net wealth migration since 2023. Tax revenue, housing demand, and economic influence are leading factors of increasingly concentrated wealth in faster-growing, lower-cost regions. The growth of NWA account for the majority of the net wealth gains in Arkansas. The economic growth in our area continues to bring new residents to NWA.

NWA Lead the Nation in 2025 in metros with LARGEST percent increase in Job Growth!! ππ
While larger populated cities have larger total number of jobs gain, smaller markets usually dominate the top markets for annual percentage change in employment. The employment estimates from the Bureau of Labor Statistics for 2025 revealed the Northwest Arkansas area had the highest percentage increase in job growth at 3.6%. And was 1 of only 2 metros to see job growth above 3% in 2025.

In 2024, Arkansas was the 4th LOWEST state in the US for median gross monthly rent (including utilities costs). Using data from the U.S. Census Bureauβs American Community Survey, Arkansas landed at $982 for the median gross monthly rent of 2024.
While the major cities of Northwest Arkansas tend to have higher rents than the rest of the state, but there are still a few smaller surrounding cities that rent is comparable with the rest of Arkansas.
