Four kids in a two-bedroom house taught me one thing — square footage isn't a luxury, it's a sanity plan.
It was only a vacation for me. But the lesson was still real, and 2606 E 30th St would be the answer for someone living that lesson in real life.
Five bedrooms. Four levels. A lower-level family room big enough that not everyone has to be in the same room at the same time. A finished basement that works as a bedroom, office, or the one quiet room in the house. An eat-in kitchen where people can actually gather.
This isn't a showroom house. It's a house built for a family that actually lives in it.
Cherry Hills subdivision. Near Mesa Verde Elementary, Heights Middle, Piedra Vista High. Near San Juan College. Near every errand you run on the east side of town.
$275,000. If your family has outgrown your space and you've been waiting for the right combination of room, location, and price — this is worth a Saturday drive-by.

Three loan types. Three different situations. Here's when each one makes sense in plain language.
FHA is for buyers with lower credit scores or less saved for a down payment. You can get in with 3.5% down and a credit score around 580. The tradeoff is mortgage insurance that stays on the loan until you hit enough equity to refinance.
VA is for veterans and active military. Zero down. No mortgage insurance. One of the best financing tools available if you've earned it.
Conventional is for buyers with stronger credit and more saved. Usually 5 to 20% down. If you put 20% down you skip mortgage insurance entirely.
The right answer depends on your credit, your savings, and what the property qualifies for. That's a 10-minute conversation worth having before you start looking.
If you're not sure which category you're in — that's what I'm here for. Text me before you call a lender and I'll point you in the right direction. 505-444-3030.

Since listing 1207 Griffin Ave, I've had multiple calls from people asking if it's available to rent.
It's not. It's for sale.
But those calls tell you something real about this property — there's genuine rental demand at this address, in this neighborhood, at this price point.
Here's what the numbers look like:
$215,000 acquisition. 3 bedrooms, 1 bath. 910 square feet. Metal roof. Forced air heat. Washer and dryer included. 0.33-acre lot with RV parking and a storage building. Ditch irrigation rights. VA, FHA, and conventional financing all accepted.
Rental comps in this area for a 3-bedroom are running $1,100 to $1,400 per month depending on condition and lease terms. That's a rough 6 to 7.8% gross yield on acquisition cost before expenses.
This isn't a luxury investment. It's a practical one. Solid structure, low-maintenance metal roof, in-town location, and a tenant market that's already trying to find it.
If you've been looking for an entry-level rental in Farmington — this is the one to call about first.

We talk a lot about moving fast in real estate—
seeing homes quickly
making decisions
keeping up with the market
But some days…
it’s okay to slow down a little.
Take a breath.
Spend time with your people.
Let things sit.
The right home will still be there.
Wishing everyone a peaceful Good Friday.

If you’ve got a full house… you know space isn’t just nice—it’s necessary.
📍 2606 E 30th St, Farmington
💲 $275,000
🛏 5 Bedrooms | 🛁 2 Bathrooms | 📐 2,232 Sq Ft
This is one of those homes where everyone can have their own corner—and still come together at the end of the day.
You’ve got:
• multiple levels (so noise and chaos don’t all live in one room)
• a second living area with a fireplace for movie nights or kids’ hangout space
• enough bedrooms to actually make room for everyone
• a basement that can flex as a bedroom, office, or “whatever phase you’re in next”
And it’s in a spot that makes day-to-day life easier—
close to schools, shopping, and San Juan College.
It’s already been freshened up in a few areas, but still leaves room to make it yours over time.
Because the truth is—
most families don’t need perfect.
They need functional.
They need space.
They need a place that can keep up with real life.
If that sounds like what you’ve been looking for, this one’s worth a look.
📲 Reach out if you want to walk through it.
