A block more than 130 years in the making. The original Kesler Block was constructed after the Fargo Fire of 1893 and later became home to the Kesler Apartments and street-level retail businesses. After the building was demolished in 1976, the site spent nearly 45 years as a surface parking lot. Today, Kesler has returned the block to its mixed-use roots with 109 apartments, ground-floor retail, and new activity along Roberts Alley. More than a century later, this corner of downtown is once again a place where people can live, shop, and connect.

Downtown redevelopment takes an incredible amount of coordination long before a project begins taking shape above ground. Throughout excavation work on NP Ave in 2024, crews worked through multiple phases of site preparation including shoring installation, utility work, foundation removals, alley grading, excavation coordination and structural groundwork for future mixed-use development. Projects like this involve the collaboration of multiple teams, contractors and infrastructure systems working together behind the scenes to help move downtown Fargo forward.

The story behind the space: Mercantile

Mercantile takes its name from the historic Fargo Mercantile Company building that once stood on this site in downtown Fargo. Originally built in 1909, the building played an important role in the city’s early commercial growth and helped shape Broadway into the vibrant downtown corridor it is today. The name honors that history while continuing the story through new spaces designed for modern downtown living, connection & community. Because every space is designed with intention.

One of the most rewarding parts of a growing downtown is watching new local businesses become part of the community fabric.
recently opened its doors at 619 2nd Ave N in downtown Fargo, creating a space centered around books, conversation, and connection. Founded by longtime educator and book lover Michelle Forness, Overbooked was created from a vision of bringing an independent bookstore back to downtown Fargo - a place where people can gather, slow down, discover new stories, and feel connected to the community around them. Businesses like Overbooked continue adding to the energy, culture, and walkability that make downtown Fargo unique.

One of the biggest advantages of downtown living? Walkability. Most people never see what exists beneath downtown Fargo.

During excavation work on NP Ave in 2024, crews uncovered buried concrete, old NSP foundations, brick steam towers and layers of infrastructure connected to Fargo’s industrial past.

Some of the helical piles installed during the project reached average depths of 88 feet underground, highlighting the amount of preparation and structural work that happens long before new downtown spaces begin to take shape above the surface.

Redevelopment projects like this are a reminder that downtown Fargo continues to grow by building upon the history already here, carrying pieces of the past forward while creating space for what’s next.
