Help Me Navigate a Low Appraisal: Conventional Loan Appraisal Gap Strategy
An appraisal gap happens when a home is under contract for more than what the appraiser says it’s worth. With a conventional loan, the bank will only lend money based on the appraised value — not the higher contract price. So, if the appraisal comes in lower, the buyer may need to pay the difference out of pocket. An appraisal gap strategy simply means the buyer agrees ahead of time how much extra cash they’re willing to bring if that happens. BUT, there is an alternative that doesn’t require as much of a financial commitment, while still structuring a competitive offer in a multiple-offer situation, and protecting your financial position. Understanding how to navigate an appraisal gap can be the difference between winning the home and losing the deal.
