San Diego Inland Market Update – May 2026

As we move through May 2026, the San Diego County inland market continues to show steady growth and resilience, with median home prices generally trending in the $800,000 to $4.5M+ range, depending on the city, neighborhood, and property condition.

Inland areas like Vista, San Marcos, Escondido, and parts of Oceanside are seeing consistent demand, especially from first-time buyers and move-up buyers looking for more space and value compared to coastal pricing. These markets continue to offer strong affordability relative to the coast, which is keeping buyer activity steady.

We are seeing a slight increase in inventory as we move into the spring and summer months, but supply remains below historical norms. Homes that are priced correctly and in good condition are still selling within 2–4 weeks, while homes that are overpriced are experiencing longer days on market and price adjustments.

Buyers are more payment-conscious today due to interest rates, but they are still active and motivated by space, lifestyle upgrades, and long-term investment potential.

San Diego Coastal Market Update – May 2026

As we move through May 2026, the San Diego County coastal market continues to show strength, with median home prices holding steady across key coastal communities like Carlsbad, Encinitas, Solana Beach, and Del Mar.

We’re seeing coastal median prices trending in the $1.4M to $3.9M+ range, depending on location, proximity to the ocean, and property condition. Prime coastal and luxury properties are still commanding premium prices, especially when they are move-in ready and well-positioned in the market.

Inventory has slightly increased, which is typical for the spring and early summer months, but overall supply remains limited. This continues to support pricing, even as buyers become more selective. Homes that are priced correctly and show well are still attracting strong interest, while overpriced homes are experiencing longer days on market and occasional price adjustments.

Buyer demand remains driven by lifestyle, relocation, and long-term investment value, particularly in coastal areas where inventory is naturally constrained.

This may sound minor, but it’s not. Odors, whether from pets, cooking, smoke, or moisture, create an immediate emotional reaction, and that reaction can make or break a buyer’s interest within seconds.

Here’s how we handle it professionally. First, we address any odor issues before the home hits the market—deep cleaning, carpet treatment or replacement, HVAC servicing, ventilation, and in some cases, ozone treatment. Buyers may overlook outdated finishes, but they rarely overlook smell.

Second, communication matters. If a buyer has a concern—especially something sensitive like odors—it should always be handled through the buyer’s agent to the listing agent.

That keeps the process professional, avoids unnecessary tension, and protects the relationship with the seller so we can keep negotiations productive and moving forward.

In California, sellers have serious legal disclosure responsibilities, and this is not an area to cut corners. You are required to fully and honestly disclose any material facts that could affect the value or desirability of your home.

Here are the key documents every seller must understand:
• TDS (Transfer Disclosure Statement): Details the condition of the property and any known defects

• SPQ (Seller Property Questionnaire): A deeper look into property history, repairs, issues, and neighborhood factors

• NHD (Natural Hazard Disclosure): Identifies if the property is in flood, fire, earthquake, or other hazard zones

If these are not completed fully and truthfully, you could face serious legal liability, including potential litigation if a buyer believes something was intentionally left out.

Additional best practices:
• Provide a Termite Report (if requested in the Residential Purchase Agreement). Section 1 repairs are often negotiated
