If you live in Encinitas or follow the North County real estate market, this is an important local update to keep an eye on šŸ”

The Encinitas Planning Commission recently approved the Ocean Bluff development, a proposed 27-home hillside project near Encinitas Boulevard.

The discussion surrounding the project highlighted a broader issue impacting communities throughout California. State housing laws, including California’s Density Bonus Law, are increasingly influencing local development decisions by allowing developers additional density and zoning flexibility when affordable housing units are included in a project.

In this case, three homes designated for very low-income households qualified the development for additional density allowances and exemptions from certain local zoning standards.

During the meeting, community members raised concerns related to traffic, drainage, emergency access, and preservation of open space. The project does include preservation of portions of the surrounding canyon area, while commissioners ultimately approved the proposal unanimously.

These conversations are becoming more common across North County San Diego as communities continue balancing housing demand, infrastructure, environmental concerns, and long term planning.

As part of my role as a local real estate resource, I believe it’s important to stay informed about the changes shaping the communities where we live, invest, and call home. 🌿

If you have questions about how local development may impact property values, inventory, or the market overall, I’m always happy to talk through it 😊

Most real estate conversations begin with a home search, but they often turn into bigger conversations about timing, lifestyle, finances, and long term goals.

Lately, I’ve been having a lot of conversations around whether buyers should wait for the ā€œdream homeā€ or take the first step into ownership now.

The reality is, your first home does not need to be your forever home to be the right move. ✨

Sometimes the smartest strategy is purchasing a stepping stone property that helps you begin building equity, establish roots, and create future opportunities over time.

Every buyer’s situation is different. The key is understanding your options and creating a plan that supports both your goals and your lifestyle.

If these are questions you’ve been thinking through, I’m always happy to talk through the possibilities with you 😊

Pricing a home correctly is about strategy, not emotion.

When an agent discusses value, the conversation should be grounded in actual market data:
recent sales, comparable properties, neighborhood trends, buyer activity, and current demand.

What often complicates pricing are the numbers homeowners naturally become attached to:
online estimates, renovation costs, what a neighbor’s home sold for, or the amount they hope to walk away with.

But the market determines value based on comparable homes that have recently sold with similar size, condition, location, and overall appeal.

That’s what buyers, agents, and appraisers are looking at.

Pricing strategically is not about undervaluing a home. It’s about positioning it correctly so it captures attention early, generates interest, and creates the strongest possible negotiating position. ✨

In many cases, the greater risk is overpricing a home and losing momentum while sitting on the market too long.

The right pricing strategy protects your leverage from day one.

If you’re considering selling in Encinitas, Carlsbad, Del Mar, Rancho Santa Fe, or anywhere in North County San Diego, I’d be happy to walk through what the current market data is really showing 😊

Big news for North County travelers āœˆļø

McClellan-Palomar Airport in Carlsbad is expanding commercial flight service, making travel even more convenient for North County residents.

The San Diego County Board of Supervisors recently approved an expanded lease allowing American Airlines to increase its daily round-trip flights to Phoenix from two to four. Combined with existing United Airlines routes to Denver and San Francisco, the airport is now approved for up to 16 commercial flights per day.

For many North County residents, this means easier access to major destinations without the drive to San Diego International Airport. šŸš—

Infrastructure and accessibility play a major role in what continues to make communities like Carlsbad, Encinitas, Oceanside, and the surrounding coastal areas so desirable. Convenience, connectivity, and lifestyle all contribute to the appeal of living in North County San Diego. 🌊

If you’ve been considering a move to the area or have questions about the current market, I’d be happy to connect and help however I can 😊

Summer is traditionally one of the most active seasons in North County San Diego real estate ā˜€ļøšŸ”

But increased buyer activity does not automatically guarantee a quick sale or top dollar.

Today’s buyers are paying close attention to presentation, pricing, condition, and overall value. The homes that tend to perform best are the ones that enter the market fully prepared and strategically positioned from the start.

Details matter.
Photography matters.
Timing matters.
First impressions matter. ✨

From staging and marketing to pricing and exposure, having the right strategy in place before your home hits the market can have a significant impact on both buyer interest and final results.

If you’re considering selling in Encinitas, Carlsbad, Del Mar, or Rancho Santa Fe this summer, I’d be happy to help you create a plan that positions your home to stand out 😊

Navigating today’s market takes preparation, not luck. šŸ”

North County San Diego continues to attract buyers who are serious about coastal living. While inventory has improved in some areas, well positioned homes in Encinitas, Carlsbad, Del Mar, and Rancho Santa Fe are still seeing strong demand.

The buyers who succeed are usually the ones who are prepared before the right home appears.

That means having financing in place, understanding current neighborhood values, and working with someone who knows the nuances of each community, from coastal streets to tucked away canyon neighborhoods.

The market has become more balanced compared to previous years, but desirable homes that are priced well can still move quickly. That creates opportunity for buyers who are informed and ready to act when the right property comes along. ✨

If you’re considering buying in North County San Diego this year, the best time to start building a strategy is before you begin touring homes.

I’d love to help guide you through the process and position you for success when the right opportunity presents itself 😊

A huge thank you to my clients for trusting me with the sale of three investment properties in Escondido. ✨

Each property had its own unique story, strategy, and path to closing.

✨ 2041 E Grand Ave #12
Represented the seller and personally staged the home.
Received an all-cash offer and sold after just 7 days on the market.

✨ 2041 E Grand Ave #6
Represented both buyer and seller, who were repeat clients.
An all-cash transaction that closed in just 17 days.

✨ 475 N Midway #106
Represented the seller and personally staged the property.
Successfully closed with a VA buyer in a smooth 23-day escrow.

One of the things I enjoy most about real estate is that no two transactions are ever exactly alike. Every property, seller, and buyer has different goals, and creating the right strategy for each situation is what makes the process so rewarding.

Congratulations to everyone involved, and thank you again for your trust and partnership throughout these sales.

If you’re thinking about selling an investment property, downsizing, relocating, or simply curious about today’s market, I’d be happy to help you explore your options and build a strategy that works for your goals. 😊

Something families moving to San Diego should know about this fall. šŸ’ž

San Diego Unified just made its Primetime after-school program universal, meaning every TK-8 student who wants a spot gets one, completely free.

Up to 9 hours a day of tuition-free child care across all 144 elementary and middle schools in the district. Homework help, arts, science, athletics, and a free snack included.

The expansion was made possible by the district reaching Tier 1 status under California’s Expanded Learning Opportunities Program, unlocking a new level of state funding. This fall they expect to serve up to 40,000 students.

For families considering a move to Encinitas, Carlsbad, Carmel Valley, or anywhere in North County, the school infrastructure here has always been a draw. This takes it further.

If you want to talk through what different neighborhoods look like for your family, I’m here. 😊

There’s a reason the saying goes:

ā€œDon’t wait to buy real estate. Buy real estate and wait.ā€ ✨

So many longtime homeowners in North County San Diego purchased years ago when prices felt high at the time too. Fast forward, and many have built substantial equity simply by holding onto real estate over time.

The market will always shift, but historically, time has been one of the most powerful advantages in real estate.

Whether it’s your first home, a stepping stone property, or your forever home, getting into the market matters more than timing it perfectly.

If you’ve been thinking about buying in Encinitas, Carlsbad, Del Mar, or Rancho Santa Fe, I’m always happy to talk through what makes sense for your goals 😊
