It's easy to assume that every dollar you put into your home will come back to you when you sell but that's not always the case. In fact, some upgrades can actually hurt your return or limit your home's appeal.Highly personalized renovations, luxury upgrades in mid-range neighborhoods, or projects that don't match buyer expectations often miss the mark. Things like overly customized kitchens, high-end tech features, or converting functional spaces into something niche can make it harder for buyers to see themselves in the home. The key is understanding what buyers in your market value—and where your money will have the most impact. Sometimes, simple updates like fresh paint, minor repairs, or improving curb appeal can deliver a better return than major renovations. Before you invest in upgrades, it's worth having a quick conversation. I can help you prioritize what makes sense based on today's market and connect you with trusted professionals if needed.

One of the biggest mistakes sellers make is thinking the market will "fix" a lack of preparation, when in reality, the best results come from having a clear strategy before you list. If you're thinking about selling and want to position your home for the strongest possible outcome, I'd be happy to walk you through a simple, no-pressure game plan. Let's connect.

Most homeowners think of equity as something they access only when they sell, but it can also be a tool for building long-term wealth. Equity may help fund renovations, consolidate higher-interest debt, invest in another property, or support other financial goals. The key is using it strategically and understanding both the opportunities and risks involved. Your home is one of your largest financial assets, and how you manage that equity can have a major impact over time.If you're curious about ways your home equity could support your long-term goals, let's talk. I can help you explore options and connect you with trusted professionals who can guide you through the financial side of the process.

I've seen many sellers invest time and money into upgrades that don't actually impact the sale, and sometimes the simplest improvements make the biggest difference. If you're thinking about selling and want to focus your efforts where they'll truly pay off, I'm happy to walk through your home and help you prioritize what matters most.In the early years, the progress may seem slow. But as time goes on, more of each payment goes toward principal, accelerating that equity growth. Combine that with potential appreciation, and your home can become a powerful financial asset. It's one of the reasons homeownership is often viewed as a long-term wealth-building strategy. If you'd like to see how equity could build over time in your situation, I'd be glad to break it down for you.

Many sellers think "testing the market" with a high price is harmless but today's buyers are savvy, and the first 10-14 days determine everything. Overpricing leads to fewer showings, lower offers, and longer time on market. If you're planning to sell, let's talk strategy...I'll help you price smart so your listing stands out from day one.

A lot of people say they want "no-pressure advice," but what that really means is having someone who will take the time to understand your situation, walk you through your options, and give you honest guidance, even if the answer is to wait. Real estate decisions are too important to feel rushed. If you ever want a second opinion or just have questions, I'm always happy to help; no pressure, just information you can use.

Around here, real estate has never just been a job — it’s been part of our family story.
As a third-generation REALTOR born and raised in Elkhart County, I grew up watching my parents, Pam and Bob Shultz, build a reputation rooted in hard work, relationships, integrity, and genuinely caring for people long after the closing table. Their legacy helped shape not only The Shultz Team, but the way I approach this business every single day.
Following in their footsteps has been one of the greatest honors of my life… but creating my own path within that legacy has been just as important to me.
Over the last several years, I’ve built my business by being exactly who I am: professional, driven, community-focused, heavily tattooed, slightly zany, relationship-oriented, and unapologetically authentic. Turns out you can negotiate fiercely, understand contracts inside and out, AND still make people laugh through the process.
Real estate is deeply personal to me because home means something different to everyone. Sometimes it’s a fresh start. Sometimes it’s a dream realized. Sometimes it’s closing one chapter and finding the courage to begin another. Being trusted to walk alongside people during those moments is something I never take lightly.
Outside of real estate, I’m a wife to my incredibly supportive husband Jesse, mom to our twin girls Morgan and Reagan, podcast co-host, community advocate, and professional multitasker running mostly on caffeine and organized chaos.
At The Shultz Team, we believe relationships matter more than transactions and people matter more than numbers. That philosophy has carried through generations — and I’m proud to continue it in my own way.
So whether you’ve worked with us before, referred your friends and family, supported our business online, or simply cheered us on from the sidelines… thank you.
I’m incredibly proud to be part of this community, proud to carry on the Shultz name, and even prouder to continue building a legacy that feels authentically my own. 🖤
