“Prologis reported average occupancy rates for the third quarter of 96.6%, up 0.6% from the previous quarter, with 98% of its properties leased as of September 30.

Prologis' announcement about its limited warehouse supply comes amid issues throughout the supply chain, including massive labor shortages and port backlogs.”
We have so much to say about this…our last unit that we own was leased back in June - effectively making our parks fully leased. Many of our tenants are signing renewals, many also need more space. It’s hard work as a landlord but also a sweet reward after difficult times. As a broker it’s scary and your job to properly educate clients as to what their chances are on making any deals.
This article sees it as a temporary problem but not going anywhere for a few years. How are businesses and cities planning on tackling these challenges? What are you doing to prepare or change?

How are YOU helping the Earth? As developers, we owe the community a service do do better and build functioning buildings that will lead the curve for what the standard is to build - what we build now will be around for a minimum of 40-100 years...let that sink in. The Los Angeles Industrial market is no joke - vacancy rates overall are very low and in some submarkets are even lower. As landlords this is a very busy market for us with listings moving the quickest I have ever seen.
I still remain to be shocked when tenants think they have time to gather financials, have yet to gather them, underestimate competition, etc.
I'm curious to see how some of the re-purposing of retail and office space will generate opportunities for all.
