Most people assume a judge will let one spouse keep the house. That's not how it works. π
In this episode, Richard F. Sperling explains that during the divorce, it's very hard to force a sale. But at the very endβif the parties can't agreeβthe judge will almost always order the house sold. There's no law that says one spouse gets to keep it.
There is one exception. It's called a Duke Award. If mom is in the house with minor children, and the kids have mental health issues or would suffer trauma if the house were sold, a judge may allow her to stay for a period of yearsβuntil the youngest graduates high school.
Otherwise? The house gets sold. No favorites. No exceptions.

Not every property comes move-in ready, but every one comes with a story.
This San Pedro home was a major fixer, and the family spent time navigating the probate process before finally gaining control of the estate and being able to move forward with the sale.
We found an investor who saw the potential and was ready to purchase the property all cash and close quickly. It created a win-win situation: providing the estate with much-needed liquidity while giving the investor a great project to take on.
Real estate isn't always about the prettiest homes. Sometimes, it's about finding the right solution for a property and the people behind it.

That's what Richard F. Sperling tells clients who think they can sell their home alone during a divorce. Here's what most people don't know: when you file for divorce in California, automatic restraining orders go into effect immediately.
Even if you own a house solely in your nameβacquired before marriage, inherited, whateverβyou cannot sell it once you file without the court's permission. The same goes for taking title as joint tenants or husband and wife. If you acquired it during the marriage, it's community property. Period.
Filing has huge consequences. Don't learn them the hard way.

California is a no-fault divorce state. But what does that actually mean for your house? π
In this episode, I'm joined by Richard F. Sperling to break down community property laws in California. If a house was acquired during the marriage, it's presumed community propertyβowned 50/50. That means neither spouse can sell their half, move to sell the property, or even mortgage it without the other's agreement.
Everything has to be done jointly.
This applies to your primary residence, rental properties, and any real estate owned during the marriage. Pre-marital property? Different story. But community property? You're in it together until the court says otherwise.

In LA, a lot of our pricing is very high, so monthly payments are generally higher too. We want to make sure the ratios work. π
In this episode, Danny Waddell explains what it takes to invest in LA real estate. DSCR loans usually require around 25% minimum down, but in LA County, we're often seeing 30-35% to make the numbers work.
What's driving this? Diversification. A lot of people are highly invested in one stock optionβlike Google or SpaceX. With SpaceX going public and IPOing, we're seeing many employees wanting to diversify their wealth into real estate. Liquidity events are helping people sustain themselves for longer periods.
