I am beyond proud of my rock star team at Towers on Main! ๐
They've completely transformed a once-troubled property into a shining example of success.
A 100% improvement from a year ago. ๐ฏ
Towers used to have a bad reputation, but now it is known as one of the best in the area.
The demographic has completely improved and we have the best tenants at our property.
The property looks stunning, feels amazing, and is incredibly quiet.
The secret? Consistency in daily improvements like:
Decreasing delinquency
Maximizing rent bumps through interior renovations
Minimizing expenses as needed

I believe the pursuit of your purpose in life must come with :

For me, I had a die hard conviction to become a full-time apartment investor / entrepreneur once I retired from the Air Force.
I put it all on the line.
To include cashing in my 401K and investing it all into real estate. ๐ฏ
Ya, it was scary to let that โsecurity blanketโ go- but I did it anyways.
And
I found a way to make my dream happen like-
driving to property on my lunch breaks and after work.
(โฆit gets sticken hot in that damn flightsuit btw walking units. I hate the heat. ๐ฅ)
And
It takes guts.
It takes a supporting system / team.
It takes a conviction in you that you will win.
You donโt always know how but you will find a way to win.
Donโt stop and keep going.
Keeping putting your drops in the bucket.
Let your own conviction and dream draw you closer and closer to your purpose.

What I find interesting in owning and operating apartments, is that I am not technically the operator.
Rather- the property management company is the operator.
Because it's the property management company that is:
-- writing leases -- collecting rents -- fixing work orders -- etc.
Yet, some owners blur this line, taking over tasks meant for the experts.
There's a balance between overseeing and letting the professionals do their job.
If a management company isnโt up to par, you've got the wrong team: ๐ ๐ถ๐๐๐ฎ๐ธ๐ฒ #๐ญ
Then, many owners are very direct in their leadership style and don't take into account the property management expertise in how to operate a property: ๐ ๐ถ๐๐๐ฎ๐ธ๐ฒ #๐ฎ
Finally, many ownership groups have too many chefs in the kitchen and in turn operate with a lack of ownership: ๐ ๐ถ๐๐๐ฎ๐ธ๐ฒ #๐ฏ

Do you have a fear in life that constantly paralyzes you and scares you to death? ๐ฎ
For me- it's snakes. I can't stand them, even the fake ones.
Lucky me...back in my Air Force days, my co-workers discovered that I hated snakes and therefore, proceeded to terrify me with them every day at work. ๐
I mean, these jokers would hide plastic snakes in my lunchbox, on my desk, and they even dropped a plastic snake on top of me at work and video recorded the whole thing. (So not cool man!!) ๐ก
But, you know what, after repeatedly getting scared by stupid plastic snakes, I learned to face my fear head-on and overcome it and being the laughingstock at work. โ
In this, I have learned that the best way to overcome a fear is to simply attack it head-on and face it.
Then, you realize that this thing you are scared of, like stupid plastic snakes, is simply not real.
I think this is so true in investing and owning apartments today.
I know there are many of you who own apartments or are invested in apartments, who are preserving through difficult situations and are fearing the worst.
But, the truth of the matter is, if we face our fears head-on, we realize that there are many solutions available and you can overcome these challenging times through mentorship, proper networking, and taking proactive action.

For many years, I struggled to get out of bed on time.
I also struggled to live my best life and suffered with immense:
-- Insecurity -- Anxiety -- Self-Doubt
It wasn't until I discovered how waking up early can change your life.
Yes- I do all the stuff like: meditation, affirmations, and self-aculizations.
..and over time, these things do create a change in me.
Yet, I know many people who donโt do all the stuff and still crush it in life.
But, what I really find most impactful about the early morning is that very few people are awake during this time.
So, it's like you have no interferences, disturbances, or distractions.
Life then becomes simple, clear, and open in the morning.
So that I can quickly feel connected to God and myself.
Then, this is when the magic happens...
I open up into a flow state that releases ideas, creativity, and answers.
I guess you can say itโs a spiritual thing.
And then suddenly, the negative voice inside me is dampened.
This early morning ritual? It's not just about rising with the sun; it's about igniting a spark that fuels your entire day.
It's about taking decisive ACTION when the world is still asleep, paving the way for the results you crave.

I believe [Good Asset Managers] are able to understand the various Lead and Lag indicators which will either favorably or unfavorably impact an apartment investment's ROI.
Lead Indicators: Predictive metrics used to forecast future performances. They are more macroeconomic in nature.๐
Ex.: Unemployment rates, population growth, job growth, Projected occupancy
Lag Indicators: Retrospective metrics that measure performance on the property after the fact.
Ex.: Revenue, Expense, NOI, Cap Rates, In-Place Occupancy
The key is to keep your thumb to the pulse and use the lead and lag indicators, to truly understand potential bottlenecks in the process.๐
For example, questions to understand the answers to:

How will the rising interest rates impact future cash flows?

How will aggressively raising rent rates in renewal notices affect my occupancy?
โ
How will my Notice to Vacate (NTV's) impact my projected occupancy?

How will my interior unit rehab deliveries impact my occupancy?

What is my 30, 60, 90 day projected occupancy?

I have learned that the entrepreneurial path is a path of [self-discovery] more than anything.
What is the difference between owning 1 house vs 1000 houses?
Or
1000 apartment units vs 10,000 apartment units?
It all boils down to two key ingredients:
1. Mindset
2. Mechanics
The deeper you dive into understanding your mindset and honing your skills, the greater your potential for growth.
Take a new business course, join a mastermind, get a personal coach, ask for feedback from friends/family, get up earlier to study, remain curious, ask a lot of questions, practice underwriting more deals, shadow business ownersโฆ
Uncovering your true potential is the ultimate game-changer.

This perspective change has helped me tremendously
I pray that I always catch the lesson to be taught in every season and moments
I pray that I lay it all down and allow it to happen
So, I must remain sensitive to catch the life teaching moment and not grow weary
Because, the entrepreneurial life is filled with lifeโs challenges
So, I embrace them
I thank them
Because, I know that life is a pendulum

Here are 3 lessons I learned after my brush with death in my B1 bomber jet, that made me millions...๐จ
We all have been in situations where nothing seems to be going like you thought.
Well, in my last Air Force flying gig, I flight tested non-airworthy B-1s...(which basically meant I flew broken jets.) โโ
One day I was on a test flight where I had multiple aircraft systems fail on me and...on top of all that...I had to shut down 2 malfunctioning engines.๐๐
My mind started racing, thinking about all the the worst case scenarios...
Like...am I going to have to eject from the jet? ๐ค
But, thankfully, my team masterfully worked together to safely land with just 2 engines.
Whew!...I kissed the ground that day after I got out of the jet. ๐
After reflecting on what happened, I learned 3 powerful lessons that I believe also relates to business:
1๏ธโฃ Trust your team
2๏ธโฃ Pivot as needed
3๏ธโฃ Trust yourself
โก๏ธโก๏ธ The thing is, like flying, challening situations always occur in business too.
The reality is, I know in today's economic environment, there are many who are facing difficult financial situations, which in many instances, seems like the worst case scenario.
But, I believe, the biggest differentiator which determines success or failure- is who is on your team and does your team have the ability to pivot when things don't go as planned. ๐งโ๐คโ๐ง
However, more importantly, I believe that if you can trust yourself with confidence, then you will succeed.

One thing remains true in apartment operations, nothing ever goes as planned. You must remain flexible and know how to pivot as needed. The cost-effective solution is the best solution versus the first or easiest solution. It is easy to overspend in apartment operations to simply get a job done. However, sometimes this also means spending more on a solution because it is the better value.
It so vital to ensure you have alignment in these 3 values before you partner together.
Because- you are entrusting your multi-million dollar asset with property management companies.
In fact, the more time you spend together upfront before you engage in an operation, the better.
Never underestimate the value of this relationship.
It will pay huge dividends in the end.
