Heads up, friends! We are seeing a drastic change in the insurance industry. Once your roof is 10 years old or older, then many companies are no longer paying depreciation back to you,or they are significantly increasing your depreciation. We had a customer whose roof was 22 years old, and the insurance company depreciated it by 60%. Thus, a $20,000 claim for roof, gutters, etc., paid the insured only $8,000, and her deductible was over $4,000! So she is only getting about $4,000 to replace her roof. We recommend you contact your insurance agent to review the terms of your policy. And, if there is no damage to your roof currently, you may be able to add that coverage to your policy. Lots of questions out there about how this roofing thing works. It is not a SCAM for roofing companies to ask to see your insurance paperwork. Your trusted contractor MUST see the paperwork in order to fully protect YOUR INTERESTS. Insurance companies are busy and they may leave things off your estimate and/or have the wrong materials or prices on it. You may not notice these differences, but your contractor will!

Replacing your roof is not a "bidding war" for the contractors like other industries. If you receive a bid from a roofing company that is LESS than what your insurance company’s estimate is, that does NOT mean that you pocket the difference. It only means that your insurance company will pay the lesser amount!

The letter you receive from your insurance company will probably say something like this: “Please review the estimate and provide a copy of it to your contractor.”
