One thing I love about our partnership with great Realtors is that staging doesn’t always mean bringing in furniture.

Sometimes the most valuable service is our signature detailed Staging for Market Report that gives homeowners a practical roadmap for where to focus their time, energy, and budget before listing. For long term homeowners especially, years of memories and belongings can make it difficult to see the home through a buyer’s eyes.

At 2631 Irving, we walked through every space and created a prioritized plan—from editing and repairs to paint, lighting, and presentation—focusing on the changes with the greatest return on investment. Occupied Staging /Consultation Report

Not every successful sale requires a full staging installation.

Sometimes the most important work happens before the photos are taken.

For this St. Paul home, we partnered with Marisa Lee, Realtor Keller Williams to provide a detailed pre-market consultation, helping identify what to update, what to simplify, and how to best showcase the home’s character and architectural charm. The homeowners embraced the recommendations wholeheartedly, putting in an incredible amount of work to prepare the home for market.

From editing and organizing to completing improvements and finishing projects, their efforts allowed buyers to focus on the home’s beautiful original features—including the rich woodwork, pocket doors, spacious rooms, and historic character that make older homes so special.

Marisa is the ultimate partner to her sellers, guiding the process from start to finish and helping coordinate the many details that contribute to a successful sale. Once the larger preparation work was complete, we brought in a curated selection of accessories to provide the finishing touches and help create warm, welcoming spaces for photography and showings.

Some homes are sold. Others are passed lovingly from one steward to the next.

For more than 50 years, this remarkable home was cared for by an incredibly creative couple whose appreciation for art, architecture, and craftsmanship was reflected throughout the property. Original details—including the fireplace, stained and leaded glass windows, rich woodwork, arched doorways, and inviting sun porch—tell the story of a home with both character and soul.

Our staging approach began with respect for that history. Rather than replacing the personality of the home, we carefully edited, styled, and supplemented many of the homeowners’ own pieces to highlight the historic architecture while helping buyers envision how they could live in the space today. We were especially fortunate to incorporate much of the homeowners’ original artwork and collected treasures, allowing the home to retain its authentic character while creating a cohesive presentation for the market.

Every decision was designed to create a sense of discovery—drawing visitors from the welcoming entry through the sun porch and encouraging them to explore all three finished levels. We wanted buyers to remain curious, engaged, and ultimately fall in love with the possibilities this home offered.

Jen Kyllonen’s trusted relationship with the homeowners, combined with thoughtful preparation and strategic recommendations for small updates, made a tremendous difference. The homeowners had a lot on their plate, and Keller Williams Realtor Marisa Lee did an exceptional job helping coordinate the many improvements that buyers notice—from paint and lighting updates to small repairs and finishing details that elevated the home’s presentation before market.

For staging, we focused on highlighting the home’s comfortable living spaces while emphasizing its connection to the neighborhood. Through artwork from our friends at Legendary Landmark Art Prints, we incorporated local scenes that celebrate the places residents love most—Minnehaha Falls, neighborhood parks, bike trails, and the rich history of South Minneapolis.

This Longfellow home presented a unique opportunity: a beautifully executed new-construction rebuild in one of Minneapolis’ most established historic neighborhoods.

In areas like Longfellow, buyers often connect with character and a strong sense of place. With limited time before market and no opportunity to repaint, we focused on the priorities — highlighting the stunning stone fireplace, fully updated kitchen and baths, abundant natural light, and open main floor while ensuring the home felt connected to the neighborhood rather than overly suburban.

To soften the builder-gray palette, we layered in warmer whites, natural textures, and thoughtful color accents. We partnered with Legendary Landmark Art Prints to feature local artwork celebrating Minnehaha Creek, the park system, and the trails that make this neighborhood so special. Playful children’s bedrooms helped buyers envision family life in the home.

This successful occupied staging project was truly a team effort. The hardworking homeowners followed recommendations every step of the way—painting, packing, editing, and preparing the home beautifully for market. We were also fortunate to partner with Heidi Swanson, Realtor whose thoughtful marketing helped position the home for a wide range of buyers.

And a special shout-out to the family’s adorable Husky, who kept a close eye on the entire process and quickly became part of the staging team.

For this remarkable Lake of the Isles residence, we were invited to provide an occupied staging consultation and accessory styling in partnership with Jen Kyllonen.

The homeowners have spent years lovingly restoring this historic property and curating an extraordinary collection of fine art, textiles, antiques, and furnishings. Their personal style is impeccable, and our role was not to reinvent the home, but to help showcase it at its absolute best.

Our focus was on guiding the eye toward what makes this property truly irreplaceable: the sweeping Lake of the Isles views, remarkable historic architecture, and beautifully preserved character. We incorporated vintage Turkish rugs, kilim pillows, and carefully selected accessories that felt authentic to the home’s history while enhancing its presentation for photography and showings.

One of the biggest differences between living in a home and marketing a home is understanding the buyer discovery path. Furniture placement, sight lines, and visual flow are adjusted very differently for photography and buyer tours than for everyday comfort. Occupied staging often involves editing collections, refining displays, moving furnishings, and creating intentional moments that help buyers connect emotionally with the home.

The homeowners’ existing textiles, bedding, and furnishings were already exceptional. Our contribution was in the details—steaming linens, refining styling, adjusting scale and placement, editing distractions, and creating a cohesive presentation that allows buyers to appreciate both the home’s history and its lifestyle.

This is authentic staging at its best: honoring the homeowner’s story while helping buyers imagine their own.
